Calgary Detached: Why “Balanced” isn't the Full Story in July 2026

Calgary Detached Price Range Comparison Chart ending July 31, 2026

Calgary’s detached housing market remained in balanced territory in July 2026, but looking only at the city-wide classification misses some important changes occurring underneath the headline numbers.

Official CREB® statistics for July recorded a detached benchmark price of $743,900, down 1.87% from July 2025.

Sales totalled 1,012, a modest 1.65% year-over-year decline. New Listings fell more substantially, declining 9.54% to 1,707, while Inventory declined 4.55% to 2,939.

That resulted in 2.90 months of supply and kept the overall Calgary detached market within the Balanced Market range.

But the price-range and district numbers tell a much more complicated story.

Detached Sales Are Moving Differently by Price Range

One of the clearest differences in July appeared when sales were separated by price range.

Under $500,000, 86 detached properties sold — an 83% increase from July 2025.

At the other end of the market, sales of detached properties priced at $1 million and above increased 11.5% to 165.

Between those two ends of the market, however, conditions were softer.

Sales declined:

  • 10.0% in the $600,000-$699,999 range

  • 16.0% in the $700,000-$799,999 range

  • 11.6% in the $800,000-$999,999 range

This is an important distinction because a relatively stable city-wide sales number can conceal substantial shifts between individual market segments.

Available Choice Also Varies by Price

The current listing picture adds another dimension.

The largest number of Active Listings in July was found in the $600,000-$699,999 range, with 640 active properties.

There were also 513 Active Listings at $1 million and above and 497 between $800,000 and $999,999.

By comparison, there were only 177 Active Listings below $500,000 — the same segment where year-over-year sales increased most sharply.

That doesn’t create a separate “market classification” for each price range, but it does demonstrate why buyers and sellers should look beyond Calgary-wide averages when evaluating competition.

Calgary’s Districts Are Not Behaving the Same Way Either

Geography created another significant divide.

In Calgary’s West district, detached months of supply was only 1.96 in July, and the benchmark price was up 2.31% year over year.

The North East was very different.

It recorded 5.11 months of supply and a 6.03% year-over-year decline in the detached benchmark price.

The East also carried relatively high supply at 4.80 months.

City Centre provides an interesting contrast: despite having 3.59 months of supply, its benchmark price remained 0.91% above July 2025.

These differences reinforce why the Calgary-wide Balanced Market classification should be treated as context rather than a description of every neighbourhood.

What This Means for Calgary Buyers and Sellers

For buyers, the amount of choice and negotiating environment can vary substantially depending on location and price.

A buyer looking below $500,000 is competing in a segment where sales increased sharply from last year and relatively few Active Listings were available.

A buyer looking in some of the higher price ranges may encounter considerably more inventory to compare.

For sellers, the same principle applies.

The city-wide benchmark price and Balanced Market classification are useful starting points, but they are not substitutes for examining recent comparable sales, competing listings, price range and neighbourhood-level conditions.

The July data shows that Calgary’s detached market is increasingly a market of individual segments rather than one uniform city-wide story.

Thanks, Will. I appreciate you stopping by and commenting. Calgary’s overall “balanced” label is interesting right now because the conditions beneath that headline vary quite a bit by price range and area. I’ll be sharing more as the market develops.
