Carlsbad Village by the Sea

 

128 homes sold in Carlsbad in July (92008, 92009, 92010 and 92011), an increase of 5% from last month. Here are the specifics:

 

Single Family Homes Sold
74 (down 17%); 28 Average Days on Market; The Average Sales Price was $2,286,459 (up 14%); Average Sales Price was 99% of the original asking price.

Condos, Townhomes & Duplexes Sold
54 (up 64%); 35 Average Days on Market; The Average Sales Price was $1,017,430 (down 9%); Average Sales Price was 96% of the original asking price.

 

Overall home sales in July increased by 6 from June. The number of single family home sales decreased substantially, while there were 64% more condo, townhome and duplex sales compared to last month. The average sales price rose for single family homes but declined for condos, townhomes and duplexes. Sales prices in July ranged from $445,000 to $13,750,000.

 

The average time on the market was 2 days longer than last month for single family homes, but almost 2 weeks longer for condos, townhomes, and duplexes.

 

74 single family homes sold in July 2026, 16 more than 1 year ago. 54 condos, townhomes and duplexes sold in July 2026 compared to 37 in 2025. The average sales price year over year was up 17% for single family homes in July 2026 (the median price was up by 11%). The average sales price was down 2% for condos, townhomes and duplexes sold in July 2026 compared to 1 year ago; the median price was 9% lower in 2026.

   

A number of buyers decided promptly to tour listings and submit successful offers. 30% of the homes went pending in 1 week or less, around the same as last month. It’s still important for homebuyers to be ready to make prompt decisions in the Carlsbad housing market.

 

More than half of the buyers negotiated their home purchase prices down from list price, however, 39% paid listing price or higher for their homes, about the same as last month. There is still plenty of buyer competition, and it’s wise to remember this when searching for your new home and planning an offer strategy.

 

Carlsbad condos on the lagoon

 

The median sales price for single family detached homes was $1,97l5,000 compared to $1,835,000 in June. The median price was $860,000 for condos, townhomes and duplexes, compared to $850,000 last month.

 

There were 17 homes in Carlsbad at the end of July with an Active Under Contract status, compared to 15 last month. These homes are considered active but may not allow further showings or be accepting back-up offers. They are included in the statistics below.

 

Inventory at the end of July (219) decreased by 12% from last month (248). July list prices ranged from $439,000 to $9,995,000.

 

There is a 2.9 month supply of condos, townhomes and duplexes (down from 3.1 months last month), and a supply of 1.2 months for single family homes (down from 1.6 months last month), based on the rate of sales over the last 3 months. Carlsbad remains a very strong sellers’ housing market for single family homes and is a seller’s market for condos, townhomes and duplexes.

 

122 new listings came on the market in July, down 16% from last month. 81 homes went pending (excluding homes that closed in July), 18% fewer than in Junne.
