The Expense of a Commercial Roof

By
Industry Observer

The cost of replacing a commercial roof is now more expensive than ever. Market conditions are always changing, and this applies to the costs of commercial roof building materials as well. Within one year, the cost of raw materials rose by almost 4%. This has undoubtedly affected commercial roofing prices. However, businesses can still save on their next roofing replacement cost through active maintenance strategies.

The initial choice in the roofing system and attachment method plays a crucial role in long-term roofing costs. Each industry has its own specific types of roofing they prefer, such as restaurants using PVC because it can resist grease and moisture exposures. On the other hand, hospitals might use self-adhered roofs as they involve less noisy installation methods and are a lower fire risk. These roofing requirements need to be followed and set the price of the initial roofing investment.

Although the right roofing choice is essential, if it is not installed correctly, it could lead to expensive roof replacements within just a few years. A poorly installed roof can allow water to enter the roofing system, resulting in leaky roofs that severely damage the structural components of the roof while also affecting business assets, inventory, and workers. Beyond the cost of repairs, businesses could experience additional financial losses from interrupted operations.

The amount of roofing needed can have a significant impact on price as larger facilities will need more roofing and thus be more expensive. For example, a roof for a warehouse that is less than 20,000 square feet in size will cost less to buy and replace than a roof for a warehouse that is more than 4 million square feet in size. A larger roof usually means more materials along with time and labor will be needed, possibly raising costs to the millions.

Businesses might think that it is enough to pick the best quality roofing materials and installation methods for their commercial roofs, but a continuous management plan is needed to keep these roofs working for many years. A life cycle roof management approach is an effective preventative maintenance practice that keeps roofing systems clean of debris and void of issues that could become serious repairs later on. This involves year-round roofing care. Roofs need to be inspected regularly and cleaned of seasonal and drain buildup. But even with seasonal upkeep, some damages could be caused by other trades, such as work done for plumbing or for installation of heating systems.

Warranties add a layer of protection to a business’ roofing investment by making sure certain repairs are covered. The most useful commercial roofing warranty is one that lasts for years while protecting against the more costly damages and increasing the facility’s marketability in the future. Businesses usually have a choice between a manufacturing warranty that covers defects in the materials themselves or a workmanship warranty that covers issues emerging from faulty installation work. It is usually preferable for businesses to get dual manufacturer and workmanship warranties from dependable providers. Although this coverage can get voided if unauthorized installations or modifications are made and maintenance records are not properly documented.

A commercial roof that needs to be replaced after just a couple years can be a huge investment for many businesses. That is why practicing preventative maintenance measures that address small issues before they grow bigger and having regular inspections is essential to making the most out of a commercial roof investment.
