There’s a growing debate about whether the economy could be heading toward a stagflation-type environment — a combination of stubborn inflation, slowing economic growth and a weakening labor market.

The Fed controls short-term interest rates, but 30-year mortgage rates are heavily influenced by the bond market, inflation expectations, Treasury yields and mortgage spreads.
That means the Fed could eventually cut rates and mortgage rates don't necessarily fall by the same amount.
