🏡📊 NEW HOUSING DATA: SINGLE-FAMILY BUILDING IS SLOWING — BUT MULTIFAMILY IS MOVING THE OTHER WAY

The latest permitting numbers through June 2026 tell an interesting story about where housing may be headed.

🏠 Single-family permits: 465,301
📉 Down 4.2% from the same period last year

🏢 Multifamily permits: 255,751
📈 Up 4.5% year over year

And here's where it gets REALLY interesting…

The slowdown in single-family construction isn't happening in just one part of the country.

📉 Northeast: -10.2%
📉 West: -6.8%
📉 South: -3.6%
➡️ Midwest: Essentially flat

Meanwhile, multifamily construction increased in three of the four regions.

💡 Why does this matter?

Fewer single-family homes being permitted today could eventually mean fewer new single-family homes coming to market.

And when supply doesn't keep pace with household formation and demand, that can create pressure on existing home prices and rents.

At the same time, developers are continuing to put money into multifamily housing — potentially signaling where they see rental demand and investment opportunities.

🔥 For buyers:
Less new construction could mean continued competition for desirable existing homes.

🏡 For homeowners:
Limited new supply could help support values over time, especially in markets where demand remains strong.

🏢 For investors:
The continued strength in multifamily permitting is worth watching closely.

👷 For builders:
The numbers suggest the single-family market is facing more resistance, while multifamily development remains comparatively active.

And here's the part I find most interesting…

Texas, Florida and North Carolina accounted for a huge share of the nation's single-family permitting activity — but all three were DOWN year over year.

📊 The housing market isn't just about mortgage rates.

It's also about:

➡️ Supply
➡️ Demand
➡️ Population growth
➡️ Jobs
➡️ Construction costs
➡️ Rental demand
➡️ Investor activity

The question isn't simply "Are home prices going up or down?"

The better question is:

"Where is housing supply being created — and where isn't it?"

Because today's permitting decisions can become tomorrow's inventory.

Great point about looking at where housing supply is being created—not just whether prices are rising or falling. The continued slowdown in single-family permitting is definitely something to keep an eye on over the next couple of years.
