Can I Rent Out My Putnam County Lake Sinclair House to Help Pay for It?

If you've dreamed of owning a home on Lake Sinclair in Putnam County, Georgia, but you're wondering whether you can offset some of the expense by renting it when you're not using it, the answer is yes—in many cases you can.

However, Putnam County regulates short-term vacation rentals, so before you buy a lake house with rental income in mind—or start advertising one you already own—you need to understand the rules. You also need to understand that DOES NOT mean you can use it as a venue for events.  There is a hard ceiling number of guests, day or night of 12.  So no big parties, weddings, retreats for companies, showers etc... with more than 12 TOTAL people there.

Yes, Short-Term Rentals Are Allowed in Putnam County

Putnam County's short-term vacation rental ordinance became effective September 1, 2023.

Generally, an owner who wants to operate a Lake Sinclair property as a short-term vacation rental must obtain a Short-Term Vacation Rental Certificate and an Occupation Tax Certificate.

Applications and renewals are handled online through the county's GeoPermits system.

There is an important exception: under the county ordinance, a license is not required when a residential property is rented for a cumulative total of no more than 14 days during a calendar year.

That could be particularly useful for a Lake Sinclair homeowner who doesn't intend to operate a full-time vacation rental but would like to rent the property occasionally to help with expenses.

Could Rental Income Help Pay for Your Lake House?

Potentially, yes.

Lake ownership comes with expenses beyond the mortgage—property taxes, insurance, utilities, maintenance, docks and seawalls, landscaping and repairs can all add up.

If you don't plan to use your Lake Sinclair home every weekend, renting it during some of those unused periods could generate income to help offset those costs.

That doesn't mean you should purchase a property assuming that rental income will automatically cover the mortgage. Rental demand, nightly rates, expenses, vacancies and regulations all matter.

But for the right property and the right owner, short-term rental income can make owning a Lake Sinclair home more financially manageable.

What Are the Putnam County Rental Rules?

If you're operating a regulated short-term vacation rental, there are several requirements you need to know.

Occupancy: The standard maximum occupancy is generally two people per bedroom plus two additional guests, with an overall maximum of 12 occupants.

For example, a three-bedroom house would generally accommodate up to eight guests under that formula.

Age requirement: The person signing the formal rental agreement must be at least 25 years old.

License number: Your assigned short-term rental license number must be prominently displayed in online listings and advertising.

Noise: Putnam County also regulates noise at short-term rentals. Sound-producing electronics and speakers must be maintained at reasonable levels, with indoor-only operation required between 10:00 PM and 9:00 AM.

These regulations are especially important around Lake Sinclair, where vacation rentals and full-time residents often share the same neighborhoods.

Don't Forget About Taxes

Rental income also brings tax responsibilities.

Putnam County requires applicable short-term rental operators to collect and file hotel-motel excise taxes, in addition to other applicable state tax requirements.

Owners should understand these obligations before calculating how much rental income they expect to actually put toward their mortgage or other lake-house expenses.

Check the Property Before You Buy

Here's where this becomes particularly important for someone shopping for a Lake Sinclair home.

Don't assume every property that looks like the perfect Airbnb or VRBO can automatically be used as one.

County regulations are only part of the equation.

A property may also be subject to subdivision covenants, HOA restrictions, deed restrictions or other private limitations that prohibit or restrict short-term rentals.

If rental income is an important part of your plan for affording a lake house, investigate those restrictions before purchasing the property.

A Lake House Doesn't Have to Sit Empty

For some buyers, the idea of purchasing a second home that sits unused much of the year simply doesn't make financial sense.

Short-term renting can change that equation.

You might spend your summers, holidays and favorite weekends enjoying Lake Sinclair yourself, while making the property available to vacationers during periods when you aren't using it.

The rental income could help offset the mortgage, taxes, insurance, utilities and maintenance while you're building equity in a property you and your family can enjoy.

It isn't the right strategy for everyone, and it isn't completely hands-off. But Putnam County does provide a legal framework that allows qualifying Lake Sinclair homeowners to operate short-term vacation rentals.

Thinking About Buying a Lake Sinclair Home That You Can Also Rent?

If rental potential is part of your buying decision, tell your real estate agent before you begin looking at properties.

At Lane Realty, we've been helping buyers and sellers around Lake Sinclair for decades. We can help you look beyond the view and the house itself and consider the things that matter when you're purchasing a property you may want to use as a vacation rental.

The goal isn't simply to find you a Lake Sinclair house.

It's to help you find a property that works for how you actually plan to use it—whether that's your full-time home, weekend getaway, future retirement home, or a lake house that may help pay for itself when you're not there.  IF YOU HAVE AN AGENT THAT DOESN'T KNOW THE RULES YOU COULD END UP WITH THIS SIGN ON YOUR PROPERTY.  Buy from an agent who is aware there are rules and you won't end up with something you can't use as you intended to use.  A "venue" or STR with ads saying 100 guests and 14 can stay overnight isn't going to fly.

Those are excellent points for someone thinking of renting out a current or future Lake Sinclair house - especially the tax item! I wouldn't have thought of extra taxes.

This type of thing seems like a really good idea for someone young who wants to own a home but can't quite fully afford it all on their own.

Good morning, Tammy... this is important information. People often assume they can do things like without much muss or fuss... and then find out it's just not that uncomplicated. And of course, renting out your property even part time can affect your mortgage, your home insurance, etc.
