What Buyers Notice in the First 10 Minutes of a Home Showing
Sellers sometimes focus on what they love most about their home, but buyers often decide before they have even seen every room.
Those first ten minutes matter.
A buyer notices the driveway, landscaping, front porch, front door, smell, temperature, lighting, and overall feeling of the house almost immediately. They may not consciously make a checklist, but they are deciding whether the property feels cared for.
That is why preparing a home for sale is about more than cleaning the kitchen counters.
Start Outside
Before buyers ever open the front door, they have already seen the mailbox, driveway, roofline, gutters, landscaping and front entrance.
Trim shrubs that are covering windows. Blow leaves from the porch. Remove spiderwebs around the doors and light fixtures. Make sure the front door opens easily and the lock works.
These are small things, but buyers notice them.
Then Comes the Smell
Every house has a smell, especially after being closed up during a South Carolina summer.
Pet odors, cooking smells, damp basements and musty rooms can make buyers uncomfortable before they understand why.
I would rather have a house smell clean than heavily perfumed. Strong candles and plug-ins sometimes make buyers wonder what the seller is trying to cover.
Light and Temperature Matter
Turn on lamps, open blinds, and make the house comfortable before a showing.
Walking into a dark, hot house in August is very different from entering a cool, bright home.
You want buyers concentrating on the property, not wondering how quickly they can get back to the air-conditioned car.
Buyers Notice Maintenance
A dripping faucet, loose doorknob, or stain on the ceiling may be minor, but buyers often start mentally adding up repairs.
One small issue becomes two, and soon they wonder what else hasn't been maintained.
You do not have to completely remodel your house before selling it.
You do need to look at it through a buyer's eyes.
The goal is simple: make those first ten minutes give buyers a reason to slow down, look around, and imagine living there.
