When examining the market by unit size, medium (three-bedroom models ranging from 1,700 to 2,000 square feet) and larger-sized homes (spanning 2,200 to nearly 3,000 square feet) have seen significant buyer interest. Three-bedroom homes averaged $553,317 in closed sales over the past year, up from $548,214 in the prior period. These models, the Ives, Fenton, Harrison, Dalton and Bradford floor plans f—have commanded premiums between $550,000 and $585,000. Condition does matter & is reflected in pricing. Buyers seeking larger properties are prioritizing multi-generational living options, remote-work spaces, and expanded outdoor decks or patios.
While average days on market ticked up slightly from 22.8 days to 28.0 days, the most competitively priced and tastefully updated homes continue to go under contract in less than a week. Buyers are continuously drawn to Woodland Hills for its resort-style community amenities—including the heated pool, clubhouse, fitness center, tennis courts, and indoor basketball court—alongside its convenient location near I-84 and the New York border. With sales volume holding strong at 11 units annually, both buyers and sellers can feel confident in a market built on solid fundamentals.
