Here’s a summary of the Cardiff real estate market for July 2026 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). 11 homes sold in July, up 1 from last month.
Single Family Homes Sold
8 (no change); 52 Average Days on Market; Average Sales Price was $2,586,266 (down 18%); the Average Sales Price was 95% of the original asking price.
Condos, Townhomes & Duplexes Sold
3 (up by 1); 8 Days on Market; Average Sales Price was $2,935,333 (up 105%); the Average Sales Price was 100% of the original asking price.
The overall volume of Cardiff sales rose slightly from last month. Single family detached home sales did not shift, while condo, townhome and duplex sales increased by 1. Sales prices ranged from $1,285,000 to $3,606,000.
There was 1 home in the Cardiff housing market with an Active Under Contract status at the end of July, compared to none in June.
At the end of July there were 12 homes for sale in Cardiff, 3 fewer than last month. 7 are single family detached homes, and 5 are condo and townhome listings. Listings range in price from $899,000 to $9,950,000.
There is 1 month of inventory for single family homes (down from 1.6 months last month), 5 on the rate of sales over the last 3 months. There are 5 condo and townhome listings for sale as of this writing which is 2.5 months of inventory (up from 2.4 months) based on the rate of sales over the last 3 months.
As of July Cardiff by the Sea is a very strong seller’s market based on the current supply and buyer demand, and a strong seller’s market for condos and townhomes.
