Ask An Ambassador: Showing Us Referrals

For our new home, we've personally selected (and purchased) many of the touches for our home:  tile, cabinets, windows, doors, even the metal shell of the home!  And countertops are of course a key part of the home, and finding the right materials were a challenge, but what helped that process was partnering with a great local stone fabricator shop.  

And how did we find that fabricator 400 miles away from where we currently live?  My engineering coworker used to live near our new home, and she knew a guy :)  A little online research confirmed for us her experience with him, and we hired him.  It's been a much longer process than any of us expected, but he's been patient and kept our stone slabs (which he drove from Maryland to Columbus Ohio to pick up) safely stored, and has always been quick to respond when we've needed his expertise.

A past client loved his work, made the recommendation/referral, and even better for him, no advertising dollars spent to gain us as clients.  Sounds like something we want as real estate agents, loan officers, home inspectors, etc.  Do the job well for our clients and they can be the best advertising in the world!

Once upon a time in our pre-ActiveRain days our agent to agent referral process was mainly via the RE/MAX referral network.  There would be some hints in the directory as to what the agent was like, their sales, designations, etc, but there was a lot of trust being placed in the brand prior to making any interview calls.  And generally, it worked out pretty well.

Fast forward and ActiveRain became a big part of our real estate life, and in turn, the primary source for every real estate referral we place.

Why?

Because this community provides insight far beyond what any directory or designation can provide.

Interact with people long enough and sooner or later if their online persona is a facade, the facade will crack and you'll show us the "real" you.

If politics means more than professionalism, you'll show us.

If drama is your routine way of life, you'll show us.

If points mean more than building relationships, you'll show us.

If doing shady stuff is okay with you, you'll show us.

If you're always the victim, you'll show us.

And the other side of the same coin,

If you're able to deal with challenging circumstances and keep your cool, you'll show us.

If you know your profession inside and out, you'll show us.

If you've got passion for what you do, you'll show us.

If people mean more than points, you'll show us.

If doing the right thing means more than another commission check, you'll show us.

And all of this "showing us" over the years and years we've been here gives us great confidence in placing referrals.  Is it a foolproof system?  Nope, it's not 100%, but it's close to it. 

But once someone shows us they're NOT who we thought they were and the trust is broken, word gets around, and facts aren't forgotten.  There are always alternatives for our referrals.

A referral is one of the most valuable things you can give me because I know the reputations of BOTH you and me ride on how well I take care of your friends, family and clients.  And if I have a good reason to know I'm not the best fit for your referral, I'll let you know and help you find another agent locally that will be a great fit for your referral.

I've loved being able to place referrals to other Rainers, even if they haven't been active for some time.  The relationship was established, and even if it shifts to another platform such as Facebook, the trust is still there.

Hi Bill,
ActiveRain referral has always felt different to me. After interacting with people here for years, we've seen far more than a profile, resume or list of designations could ever tell us. We've watched how people treat others, handle disagreements, share their knowledge, respond when things go wrong, and conduct themselves when there's nothing in it for them. Over time, character has a way of revealing itself. When I refer someone, I'm essentially saying, “I trust this person to take care of someone who matters to me.” There really isn't a much greater professional compliment than that.

Carol, very rarely when I've met a Rainer in person has the person I met been any different than the person I knew virtually.  I do tend to gage how people react to problems here in the Rain (downtime, clashes) as a means of understanding how they're likely to act when a referral's deal is having troubles.

We have go to electricians, plumbers, etc., for where we live now, the challenge is building that same network once we move.  Fortunately neighbors we haven't met yet have been useful in finding candidates.

Holy heavens, have I experienced that with a few peeps here in the Rain and in life!.

And talk we do behind the curtain. When people show us who they are, as unbelievable as it may feel, we need to believe them.

Ditto, popularity isn't always a good indication of what a person is really like where the rubber meets the road.  I've learned to take their actions at face value and add them to the list of "not ever" for referrals, or for that matter commenting.  Better to just keep my distance.

I agree with Kathleen Daniels, Probate & Trust Real Estate Svcs. ..where is the like button! I've always felt my best business comes from personal referrals and past clients. Do the job well for clients and they can be the best advertising in the world! The same premise goes for receiving and sending referrals to other agents. I've watched how people treat others in AR, handle disagreements, share their knowledge, and their true character is always revealed in time!

It does work!  I only look elsewhere when no one here fits and no one here has an alternate suggestion.  I don't have many opportunities for outgoing referrals since most of my clients are buying here, and if coming from out of state already have an agent set up for their sale before they reach out to me.

Yes indeed, we get to know people by what they write, how they interact, what they demonstrate is important to them, etc. And referrals will, or won't, go to them because of that.

Sometimes the cracks didn't show for a long time, but they showed.  Not everyone sees everything, but it's still happens.
The home process has been so long that sometimes it's more of a "could we just be DONE already??" feeling, and we've literally had some of our selections be discontinued and have to work out an alternative.

The picture from your home was in my work cube for years, now stashed in a box since my retirement and no longer having a cubicle wall to hang my mementos :)
