Should You Replace Damaged Doors Before Listing Your Home?

When preparing a home for sale, sellers often focus on paint colors, landscaping, and decluttering. While those projects matter, damaged doors are another detail worth evaluating before your home hits the market.

Buyers interact with nearly every door during a showing, so appearance and functionality both count.

Start at the Front Entry

Your front door creates one of the first impressions buyers have.

A clean, attractive entrance with properly functioning hardware helps make the home feel welcoming before buyers even step inside.

Check Every Door

Walk through your home and look for:

  • Doors that stick or drag
  • Broken handles
  • Loose hinges
  • Cracks or dents
  • Peeling paint
  • Damaged frames

Some of these issues may require only simple repairs, while others could justify replacement.

Small Repairs Can Go a Long Way

Many door issues are relatively inexpensive to address.

Fresh paint, new hardware, hinge adjustments, and basic maintenance often improve both appearance and function.

Focus on Buyer Experience

Smooth-operating doors and well-maintained finishes contribute to the overall impression that the home has been cared for.

Preparing these details before listing helps buyers focus on the home's best features.

Final Thoughts

Not every door needs replacing before you sell, but every door should be evaluated. Addressing visible damage and operational issues can help your home show at its best.

Tamra, if you don't, buyers will discount the home much more than it will cost to replace them.

Absolutely! That's such an important point. Buyers can sometimes see a small repair as a much bigger issue than it actually is, and that can affect how they view the overall value of the home. Taking care of those obvious items before listing can help prevent buyers from mentally adding up a long list of costs. Thank you for adding that perspective Joan. I completely agree!

Good morning Tamra Lee Ulmer ,

First impressions matter and if the front door looks worn and tattered its a must to replace before listing your home. It is the face of your property! Secondary doors may just need a tune up and hardware replacement but check each one. It tells the buyers you pay attention to details.

Good morning Dorie! I completely agree. The front door really is the face of the home, and buyers notice it right away. Even if a door doesn't need to be replaced, a little attention to the hardware, paint, or overall condition can make a big difference. I also love your point about checking the secondary doors. Those details may seem small, but they can tell buyers that the home has been well cared for. Thank you for adding such a great perspective!
