Long Island Sellers: Don't Start With “What Is My Home Worth?”

If you're thinking about selling, the first question most homeowners ask is:

“What is my home worth?”

It's an important question, but it's not the only one.

A better question is:

“What will make a buyer choose my property over the others they are seeing?”

Buyers are comparing homes. They're looking at price, condition, location and what they are getting for their money.

So, your goal as a seller shouldn't simply be to get your home on the market.

Your goal should be to make buyers want it.

That means understanding how your property compares to the competition, preparing it properly, pricing it strategically and marketing it so buyers see the value.

And remember, what works for one property may not work for another.

Every home. Every community. Every market is different.

If selling is somewhere in your plans, start paying attention to what is happening around you now.

What is selling? What is sitting? And what are buyers choosing?

Those answers can tell you a lot before you ever put your home on the market.

Price answers what a property may sell for; positioning answers why this buyer should choose it now. Your “what is selling, what is sitting” test is where the real work begins because condition, presentation and competing inventory change the answer week by week. Sellers who wait until launch day to study the competition have already surrendered their easiest strategic advantage.

Lawrence & Sheila Agranoff always ask the exact right question to reframe a seller's mindset. Shifting the focus from an arbitrary price tag to what actually motivates a buyer to choose one property over another changes the entire listing strategy. Understanding the local competition before launch day is the best way to ensure a property stands out instead of sitting on the market.

Sellers can't only think of themselves if they want to sell their home for the most money possible.

Guys, this is so important. Even the question... What improvements can I make to maximize value and minimize time on market?

Good morning Larry and Sheila,

An approach that will set you a part from the pack and make a difference to focus the seller where they need to focus to understand the current market and understand where they need to price their home to be competitive.

Hi Larry and Sheila- This is what sets you apart from other agents. Anyone can walk in with a list of comparables. However the questions you propose to them are ones that will get them thinking about what they can do to help get their home sold.
