Where Are the Best Neighborhood Buys in Pearland Right Now?
━━━━━━━━━━━━━━━━━━━━━━━━━━━━
Buyers often ask me:

“Danny, which Pearland neighborhood gives me the best value?”

That sounds like a simple question. But the least expensive neighborhood isn’t necessarily the best buy—and the neighborhood with the biggest price decline isn’t automatically the greatest opportunity.

A better answer requires looking at several factors together:
•    What are buyers paying per square foot?
•    How long are homes taking to sell?
•    How far below asking price are sellers accepting?
•    How does today’s price compare with that neighborhood’s previous peak?
•    Are there enough recent sales to trust the numbers?

That’s exactly what I set out to measure.

Studying Pearland Neighborhood by Neighborhood

I analyzed 7,822 closed single-family resale transactions in Pearland from January 2021 through July 2026.

HAR’s subdivision data contains hundreds of legal names and individual sections. Shadow Creek Ranch, Silverlake, Southern Trails, and other major communities may appear under many different subdivision labels.

To make the information useful to buyers, I consolidated those individual sections into the neighborhood names people actually recognize. I then identified the 20 neighborhoods with the strongest sales history and enough recent activity to support a current comparison.

New construction was excluded, so this is strictly a look at the Pearland resale market.

What Is the Buyer Opportunity Score?

Each qualifying neighborhood received a Buyer Opportunity Score from 0 to 100.

The score isn’t an appraisal, and it doesn’t predict future appreciation. It’s a way to identify the neighborhoods currently offering a potentially stronger combination of value, negotiating leverage, affordability, and dependable market data.

The score considers:
•    Days on market: 15%
•    Sale-to-list-price ratio: 15%
•    Price per square foot below the neighborhood’s historical peak: 30%
•    Affordability compared with other Pearland neighborhoods: 20%
•    Recent sales activity and data confidence: 20%

A higher score means the neighborhood may give buyers better hunting conditions. It doesn’t mean every home in that neighborhood is a bargain.

So, what did the numbers show?

1. Countryplace: Strongest Statistical Buyer Opportunity

Countryplace received the highest Buyer Opportunity Score at approximately 78 out of 100.

Its May–July 2026 resale numbers included:
•    Median price: approximately $290,000
•    Median price per square foot: approximately $153
•    Median days on market: 34 days
•    Median sale-to-list ratio: approximately 96.7%
•    Current PPSF versus historical peak: approximately 11% below peak

That combination creates several buyer-friendly signals. Homes are taking longer to sell, sellers are accepting meaningful discounts from asking price, and the current price per square foot remains below the neighborhood’s historical high.

However, there’s one major qualification: Countryplace is generally an age-restricted 55+ community.

It may offer excellent value for an eligible buyer, but it isn’t an option for every household.

2. Pine Hollow: More Space and Negotiating Potential

Pine Hollow ranked second, with a score of approximately 75.
Its recent median price was approximately $482,000, with a median home size of nearly 3,400 square feet. Homes took approximately 33 days to sell, and sellers accepted around 96.8% of their asking price.

Pine Hollow’s current price per square foot is also meaningfully below its previous peak.

What does that suggest?

Buyers looking for a larger, established Pearland home may find negotiating opportunities—particularly when a property needs updating, has accumulated days on market, or was originally priced too aggressively.

The recent sample contained only six sales, so every Pine Hollow property still needs its own detailed CMA.

3. Sunset Lakes: Potential Value With a Smaller Sample

Sunset Lakes ranked third, with a Buyer Opportunity Score of approximately 71.

Recent figures showed:
•    Median resale price: approximately $337,000
•    Median PPSF: approximately $137
•    Median DOM: 32 days
•    Sale-to-list ratio: approximately 97.3%
•    PPSF versus peak: approximately 15% below peak

Those numbers certainly deserve a buyer’s attention. The lower price per square foot and longer marketing time may provide room to negotiate.

However, this ranking is based on five recent sales. That meets the minimum requirement for inclusion, but it remains a smaller sample.

I’d call Sunset Lakes a neighborhood worth investigating—not a neighborhood where buyers should assume every property is undervalued.

4. Oakbrook: Established Pearland Value

Oakbrook ranked fourth, with a score of approximately 71.

Its current median price was approximately $340,000, while its median price per square foot was approximately $139—nearly 19% below its historical rolling peak.

Oakbrook combines an established neighborhood, a relatively accessible price point, and more square footage for the money than buyers may find in some newer Pearland communities.

Homes sold at approximately 98.5% of asking price, with a median of 17 days on market.

That doesn’t point to distressed sellers, but it may give buyers a solid value comparison—especially when evaluating an older home against newer construction or more expensive master-planned communities.

5. Southdown: Strong Sample and Meaningful Negotiating Room

Southdown ranked fifth, with a score of approximately 69.

Its recent resale numbers included:
•    Median price: approximately $328,000
•    Median PPSF: approximately $161
•    Median DOM: approximately 31 days
•    Sale-to-list ratio: approximately 98.5%
•    Current PPSF versus peak: approximately 13% below peak

Southdown also had 14 recent sales, giving it a stronger statistical foundation than several neighborhoods ranked above it.

For buyers who want a Pearland address, convenient access, and a more moderate entry price, Southdown deserves serious consideration.

How Did Pearland’s Major Master-Planned Communities Rank?

Several of Pearland’s best-known communities also made the top 20:
•    Southwyck: No. 7
•    Sunrise Lakes: No. 8
•    Riverstone Ranch: No. 10 (Houston)
•    Southern Trails: No. 11
•    Silverlake: No. 12
•    Shadow Creek Ranch: No. 13
•    The Lakes at Highland Glen: No. 16
•    Southlake: No. 18
•    Bellavita at Green Tee: No. 19

A lower opportunity score doesn’t mean these are undesirable neighborhoods.

In fact, it can mean almost the opposite.

Shadow Creek Ranch, for example, has strong market depth and far more recent sales than any other Pearland neighborhood in the study. Its current price per square foot is also very close to its historical peak. Buyers may have less statistical “discount” there because demand and pricing have held up relatively well.

The Buyer Opportunity Score measures current purchasing conditions—not which neighborhood is the most prestigious, desirable, or likely to appreciate.

Pearland’s Top 20 Buyer Opportunity Rankings

Here are the complete rankings:
1.    Countryplace
2.    Pine Hollow
3.    Sunset Lakes
4.    Oakbrook
5.    Southdown
6.    Green Tee
7.    Southwyck
8.    Sunrise Lakes
9.    Woodcreek
10.    Riverstone Ranch
11.    Southern Trails
12.    Silverlake
13.    Shadow Creek Ranch
14.    West Oaks
15.    Corrigan
16.    The Lakes at Highland Glen
17.    Canterbury Park
18.    Southlake
19.    Bellavita at Green Tee
20.    Cypress Village

Remember: these rankings identify where to begin looking, not which specific house to buy.

What the Score Doesn’t Measure

No citywide or neighborhood-wide score can account for everything that affects an individual home’s value.

Before calling any Pearland property a good buy, I’d also evaluate:
•    Property condition and updates
•    Roof, HVAC, plumbing, and foundation
•    Flood history and flood-zone considerations
•    Insurance cost and availability
•    School zoning
•    HOA dues and restrictions
•    Lot size and location
•    Pool, garage, and special features
•    Original price and previous reductions
•    Seller concessions and motivation
•    Competition from active listings and new construction

A home can be located in the highest-ranked neighborhood and still be overpriced. Another home in a lower-ranked neighborhood could be an outstanding purchase because of its condition, location, price, or seller motivation.

That’s why the neighborhood score is the beginning of the conversation—not the end.

Where Should a Pearland Buyer Start?

If you qualify for a 55+ community, Countryplace deserves a look.

If you want a larger established home and room to negotiate, Pine Hollow may be interesting.

If affordability is a priority, compare Southdown, Oakbrook, Woodcreek, Corrigan, West Oaks, and Cypress Village.

If you want a large master-planned community with deep resale demand, compare Shadow Creek Ranch, Silverlake, Southwyck, Southern Trails, and Riverstone Ranch.

The right neighborhood depends on your budget, commute, desired home size, school preferences, lifestyle, and how long you plan to own the property.

Very interesting read! I think most buyers would be surprised by how much the definition of “value” changes from one neighborhood to the next.

Good evening Danny Frank ,

I agree with you the least expensive neighborhood isn’t necessarily the best buy, and the neighborhood with the biggest price decline isn’t automatically the greatest opportunity. What a great recap of your interpretation of the best neighborhood buy in Pearland right now.
