While almost half of the home buyers negotiated their home purchase prices, 51% paid asking price or higher, the same as last month. As a result, there is a 1.3 month supply of single family homes (down from 1.6 months last month) and a 3.7 month supply for condos, townhomes and duplexes (up from 3 months last month). This is based on the rate of sales over the last 3 months and the current supply of homes.
The Oceanside market is a seller’s market based on the supply and demand for condos, townhomes and duplexes, and is a very strong seller’s market for single family homes.
166 Oceanside homes were listed for sale in July, compared to 165 new listings last month. 105 Oceanside homes went pending in July compared to 121 last month (excluding the homes that closed in July).
