Well... sometimes I think buyers are jerks.
Tonight's showing went perfectly well. In fact, it started with the buyers' agent calling me to say, “We're running early. Can you come meet us?” They were scheduled for an hour and a half later, but sure. I ran over.
Mom, Dad and a son who looked like Refrigerator Perry walked through the house. They looked everything over carefully and, from all appearances, really liked it. They thought the living room/dining room combination was huge. They absolutely loved the screened porch. They liked the size of the primary bedroom. The yard was great. The only real negative they mentioned was that they would have preferred a two-car garage.
Okay. Fair enough.
When the showing was over, I handed them the listing information and brochure and asked my standard question: “So, what do we think?”
Mom looked at me, almost apologetically, and said, “We really need three bedrooms.”
I smiled.
I nodded.
I practically pushed them out the door as I waved goodbye.
And somewhere deep inside, a small part of me screamed, “IT HAD TWO BEDROOMS WHEN YOU MADE THE APPOINTMENT!”
I mean, seriously. That's the part that gets me. I understand that buyers walk into houses and discover things they didn't anticipate. That's part of the process. Sometimes a house looks completely different in person than it did online. Sometimes you realize the kitchen is too small, the yard isn't right, or the neighborhood doesn't feel like you thought it would.
But the number of bedrooms?
That's not exactly a surprise you discover after walking through the front door.
It had two bedrooms when you looked at the listing. It had two bedrooms when your agent made the appointment. It had two bedrooms when I rearranged my evening, jumped in the car and drove over an hour and a half earlier than planned to accommodate you.
And it still had two bedrooms when you left.
So, yes... sometimes I think buyers are jerks.
Then I take a breath and remind myself that this is just another day in the life of a Realtor. You smile, you wave goodbye, you get back in your car and you move on to the next showing.
And maybe tomorrow someone will actually read the listing before they come.
Oh well, it's only MY time.
