Forget January. September Is When Bay Area Buyers Actually Start Over.

I want to challenge something that the real estate industry treats as settled truth.

January is not the fresh start month for Bay Area buyers.

September is.I know.

Everything points to January. New year. New goals. New energy. The cultural narrative around fresh starts is so thoroughly attached to January first that it feels almost contrarian to suggest that another month does the job better.

But I have been watching Bay Area buyers make real estate decisions since 2000 and here is what I actually see:

January buyers are motivated by the calendar. September buyers are motivated by their lives.

Let me explain what I mean.

I had a buyer last September ... a couple, both teachers, which meant their entire internal calendar was organized around the academic year in a way that most people's isn't. For them September was not the continuation of summer. It was a genuine reset. New school year. New energy. New clarity about what the next chapter was supposed to look like.

They had been thinking about buying for two years. They had looked casually in spring. They had told themselves they would get serious in January.

And then September arrived and something shifted.

The kids were back in school. The routine had returned. The house they were renting ... which had felt fine all summer when everyone was in and out and the schedule was loose ... suddenly felt very specifically wrong in a way that the structure of September made impossible to ignore.

The office that wasn't really an office. The kitchen that couldn't handle two people making lunches simultaneously. The backyard that the kids had outgrown without anyone fully acknowledging it.

They called me in the second week of September. By the end of October they were in contract on a house in Glenview that had exactly the office, exactly the kitchen layout, exactly the backyard they needed.

They told me afterward that September felt like the year finally started. Not January. September.

Here is what I have observed about September in the Bay Area real estate market after twenty-five years:

The buyers who come back in September are not the same as the buyers who were active in spring. Spring buyers are often exploratory ... they are figuring out what they want, what their budget actually does in this market, what the process feels like. September buyers have almost always been through that phase. They know what they want. They have recalibrated after losses or after summer clarity moments or after the specific September realization that the home they are in is not the home they need to be in anymore.

These buyers move differently. They are decisive in a way that spring buyers often aren't. They have done the emotional work already. They are ready to make a decision and live with it.

In Oakland and the East Bay ... the Dimond, Glenview, the Laurel, Temescal, Rockridge, Alameda ... September brings a buyer pool that is some of the most motivated of the entire year. And it comes with meaningfully less competition than spring because the cultural narrative still tells most buyers that the market is slow in fall.

It isn't. Not in September. Not in the Bay Area.

At The Monday Team we tell our buyers every August: if you are ready, September is your month. Not because January won't work. Because September is when the version of you that knows what it wants shows up and is ready to act on it.

Forget January.

September is the fresh start.
