Why September Listings in Right East Bay Categories Outperform Spring

By
Real Estate Agent with Keller Williams/ The Monday Team

I want to make a case for something that goes against conventional real estate wisdom.September is not a compromise listing month.

For certain property types in certain East Bay micro-markets ... September is actually the strongest listing month of the year. Not a close second to spring. The strongest.

I know that is a significant claim and I want to back it up with the specific conditions that make it true ... because it is not true for every property in every neighborhood and sellers deserve the honest picture rather than blanket seasonal optimism.

Here is when September outperforms spring in the East Bay:

Single family homes in strong school corridor neighborhoods. The families who relocate for school access are not spring buyers. They are September buyers ... or more precisely they are the buyers who need to be in contract by October to close before the next school semester and establish residency. In neighborhoods like Glenview, parts of Montclair, and the Laurel corridor where school access drives a meaningful portion of buyer demand ... September puts your listing directly in front of the most motivated family buyers of the entire year at exactly the moment when their urgency is highest.

Properties that show beautifully in fall light. This is underappreciated but real. The Bay Area in September and October has some of the most extraordinary natural light of the year ... warm, golden, the kind that makes craftsman details sing and hardwood floors glow and garden spaces feel like somewhere you would actually want to spend time. Properties that were listed in the flat gray light of February often look like completely different homes in September. If your property has architectural character or outdoor space that photographs better in warm light ... September is when it looks its best.

Homes for buyers who have been in the market all year. The September buyer pool in the East Bay includes a significant number of buyers who have been looking since spring ... who lost offers in the spring frenzy, recalibrated over summer, and have come back in September with clearer criteria, stronger offers, and the specific determination of someone who has been in this market long enough to be done waiting. These buyers are decisive. They are not going to fall out of escrow over minor inspection items. They are not going to renegotiate over things that spring buyers routinely renegotiate over. They are ready to close and they close clean.

Now I want to be honest about what September does not fix.

The condo market in Oakland is genuinely struggling right now and September is not going to resolve that. The structural issues ... thin buyer pools, financing constraints on certain buildings, HOA concerns that are real and documented ... those do not disappear with the seasonal energy shift. If you are a condo seller hoping September delivers what the last several months haven't ... we need a different conversation about strategy, pricing, and whether now is actually the right moment or whether a longer play makes more sense.

For single family homes in the right categories and the right micro-neighborhoods ... September is the moment. The list-to-close data in certain East Bay neighborhoods is going to look very different in October than it did in August. The buyers are coming back. The serious ones. The ones who have been building readiness all summer and are about to make their move.

At The Monday Team we are having very specific conversations with our September sellers right now about what their property type and their micro-market is telling us about timing. Because September is a genuine opportunity ... but only for sellers who come into it with a clear strategy, honest pricing, and a real understanding of who their buyer actually is.

The second spring is here.

Let's make sure you are positioned to capture it.

I especially like the focus on understanding who the buyer is. Once you know whether you're targeting a motivated family, a long-term searcher, or another specific buyer group, the timing strategy becomes much clearer.
