Friends, there is very little about the Triangle real estate market that can be called "status quo". It can change on a dime, sometimes before we have finished talking about the last change. Today, we still see a few homes selling with multiple offers, above asking price and even above what recent sales might suggest, but that is not the norm right now. Most homes are taking longer to sell, prices remain fairly steady, and seller concessions are appearing from time to time. After about four years of buyers pulling back, this may be a good time for prepared buyers to take a closer look. The best advice? Expect the unexpected. In this market, the only thing that stays the same is that it rarely stays the same for long.
Notice how Orange and Chatham counties have higher average sales prices? You might not expect that especially if you live in the top selling 27608 or 27519 zip codes.
Oh, and keep an eye on sleeper counties Harnett and Franklin, they have some low price point, new builds, and are growing.
