The following information was taken from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed reliable at the time this report was written but not guaranteed.
16 homes sold in Solana Beach in July, 7 more sales than last month. Here are the details:
Single Family Homes Sold
6 (no change); 20 Days on Market; Average Sales Price was $3,025,000 (down 8%); the Average Sales Price was 100% of the original asking price.
Condos, Townhomes and Duplexes Sold
10 (up by 7); 33 Average Days on Market; Average Sales Price $1,806,500 (up 39%); the Average Sales Price was 98% of the original asking price.
Overall sales volume for the Solana Beach housing market increased fairly substantially from June. Condo, townhome and duplex sales rose by 7, while the number of single family home sales did not change. The average sales price for condos, townhomes and duplexes increased substantially from last month. In contrast, the average sales price for single family homes decreased compared to June.
The average marketing time for condos, townhomes and duplexes was substantially longer than last month. The average time on the market for single family homes at 20 days was longer than in June. 5 homes sold in 5 days or less.
Sales prices ranged from $1,410,000 to $7,050,000. The median sales price of condos, townhomes and duplexes in July was $1,680,000, up 14% from last month. The median price for the single family homes was $2,342,500, down 1% from last month.
Most of the 16 home buyers were able to negotiate their sales prices, however, 6 homes sold for asking price or higher.
At the end of July there were 45 homes for sale in Solana Beach, compared to 42 last month. Home prices range from $675,000 to $10,999,888.
Solana Beach has a supply of 2.9 months for condos, townhomes and duplexes (down from 3.4 months last month), and 4 months for single family homes (up from 3.8 months last month). This is based on the rate of sales over the last 3 months and the current inventory.
Solana Beach is a seller’s market for condos, townhomes and duplexes, as it also is for single family homes.
17 new listings came on the Solana Beach real estate market in July compared to 19 last month. The number of homes going pending (excluding homes that sold in July) declined from 14 last month to 10.
One cannot draw firm conclusions about prices or other trends in the Solana Beach housing market because of the fairly limited number of sales in July.
