Plainfield's August housing data tells a more nuanced story than simply calling the market "hot" or "slow." Inventory expanded, buyers gained more choices, homes took somewhat longer to sell than in July, yet successful properties still achieved strong pricing.

According to Realtor.com's August 2026 market data, Plainfield had a median listing price of $522,500, median sold price of $480,000, 139 homes for sale and a median 44 days on market. Realtor.com characterized Plainfield as a balanced market, while reporting an overall sale-to-list ratio of approximately 105%.

Plainfield August 2026 Market Snapshot

Median Price Per Sq. Ft. $316
Homes For Sale 139
Median Days on Market 44 days
Sale-to-List Ratio Approx. 105%

The numbers become more interesting when we examine their direction. Available inventory increased approximately 11.3% from the previous month and 30.2% year over year. Median days on market increased about 8.6% month over month, although homes were still selling faster than a year earlier.

That combination suggests a market that is giving buyers more choices without eliminating competition.

What Actually Sold in August?

Publicly reported August closings demonstrate the tremendous price diversity within Plainfield.

Examples include 754 Saint Marys Avenue at $340,000, 320 Lee Place at $412,000, 616 W. 4th Street at $450,000, 1164 Stillman Avenue at $545,000, 1611 Slavin Street at $570,000, 300 Watson Avenue at $630,000, 944 Madison Avenue at $755,000 and 905 Charlotte Road at $790,000.

That range is important.

Plainfield cannot be understood through one citywide median alone. Property type, neighborhood, architectural character, condition, renovations, lot size and bedroom count can produce dramatically different values.

The Most Interesting Number May Be 105%

Despite greater inventory, Realtor.com reports that Plainfield homes sold for approximately 105% of asking price on average during August.

At first glance, that might appear inconsistent with a balanced market.

It isn't.

A balanced market does not mean buyers and sellers simply meet in the middle. It means overall supply and demand are more evenly matched. Individual properties can still generate substantial competition when buyers perceive strong value.

This is where pricing strategy becomes particularly important.

What August Means for Plainfield Sellers

Sellers have more competition than they did a year ago.

With inventory up approximately 30%, simply putting a property on the market is not enough. Buyers can compare more alternatives before making a decision.

Yet the 105% sale-to-list ratio tells sellers something equally important: buyers will still compete for the right property at the right price.

The opportunity is not necessarily to start with the highest possible asking price.

The opportunity is to establish a price that creates buyer interest, positions the property favorably against its competition, and allows the market to respond.

That distinction matters.

What August Means for Plainfield Buyers

Buyers have gained something valuable: choice.

The number of homes for sale increased approximately 11% in a single month. That gives buyers more ability to compare condition, location, taxes, updates, and value.

But additional inventory should not be mistaken for the disappearance of competition.

A well-priced home can still attract multiple interested buyers. The better strategy is to evaluate each property individually.

A home sitting for 50 days may present a very different negotiating opportunity than a well-priced property entering the market this weekend.

Plainfield's Three ZIP Codes Tell Different Stories

The citywide median also hides significant differences within Plainfield.

In August reporting, 07060 carried a median listing price of approximately $557,190 with 58 median days on market; 07062 showed approximately $486,200 and 40 days; and 07063 approximately $480,000 and 43 days.

That reinforces an important principle of local real estate:

There is a Plainfield market, but there are also markets within Plainfield.

A historic home in 07060, a Netherwood-area property in 07062, and a property in 07063 should not automatically be evaluated using the same competitive set.

August Compared With the Market We Saw Entering the Month

In my July Plainfield market report, I described buyers as taking more time to compare properties, calculate affordability, and evaluate condition, while emphasizing that pricing, preparation, and digital marketing were becoming increasingly important for sellers.

August's completed market data supports that analysis.

Inventory expanded and marketing time increased from July, but buyers continued rewarding properties they considered desirable and properly positioned.

That is a healthier way to describe the market than simply labeling it a buyer's or seller's market.

My August Market Takeaway

Plainfield entered a more selective phase during August, not necessarily a weaker one.

Buyers have more inventory and therefore more ability to compare properties. Sellers face greater competition for buyer attention. At the same time, the approximately 105% sale-to-list ratio shows that strong properties can still produce strong results.

For sellers, pricing and positioning matter more.

For buyers, additional inventory creates opportunities, but desirable homes can still require decisive action.

For both sides, citywide statistics are only the starting point.

The real question is:

What is happening in the market for the specific property you want to buy or sell?

That is where local market analysis becomes valuable.

Thinking About Buying or Selling in Plainfield?

I can help you move beyond the citywide numbers and evaluate the recent sales, active competition, pricing history, and market activity that apply specifically to your property or your home search.
