Seeing a national median list price of $425,500—down slightly from July and last year—paired with a modest uptick in total inventory and a rise in days on market to 60 days, paints a picture of a market slowly gaining more balance for buyers. A 1.3% annual decline in median list price alongside 3.6% inventory growth suggests moderation, John Pusa, but not necessarily the same conditions in every market segment. The useful local question is where inventory is accumulating and whether the 60-day median reflects price, property type, condition, or geography. National balance can conceal very different negotiating environments. Have a thoughtful start to the week.
