What’s the Value of My Vista Home?

Vista Home Sales for July 2026

Vista homes search linkVista is an inland community in North San Diego County, bordered by Oceanside, Carlsbad and San Marcos. Vista offers a range of housing opportunities, including tract home neighborhoods (gated and ungated), custom-built homes, condos and townhomes, rental complexes, and multiple 55+ senior communities.

There are also homes on large lots in rural areas, and in the hills, some offering dramatic views of the countryside and or even the distant ocean.

Vista consists of mixed use and agricultural areas as well. The downtown area continues to grow and change, and there are plentiful dining and shopping opportunities and multiple services.  Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible to residents.

The Vista Farmers Market, established in 1981, is the longest running farmers market in San Diego! The Vista Farmers Market happens on Saturdays at the Vista Courthouse Complex on Melrose Drive, approximately ½ mile south of the 78 freeway. You’ll find plentiful fresh produce from multiple vendors, artisanal and prepared foods, and so much more. You’ll find it a pleasure if you take time to visit!

Buyers and sellers who are serious in the Vista housing market need to have up-to-date information about local market conditions to help them make educated decisions about buying and selling Vista homes for sale.

This information in this report was found in the MLS (private sales are not included, nor are multifamily properties and mobile homes). The data are believed to be reliable when this report was written but are not guaranteed.

66 homes sold in Vista in July, 16% more sales than last month. Here are the details:

Single Family Homes Sold
53 (up by 6); 26 Average Days on Market; The Average Sales Price was $1,034,844 (up 4%); Average sales price was 100% of the original price.

Condos, Townhomes & Duplexes Sold
13 (up by 3); 28 Average Days on Market; The Average Sales Price was $528,253 (down 8%); Average sales price was 97% of the original asking price.

The overall volume of sales in July increased from last month. Detached single family home sales were up by 6, while condo, townhome and duplex sales rose by 4. The average sales price was modestly higher for single family homes, but was lower for condos, townhomes and duplexes.

The average marketing time was 11 days shorter for single family homes than last month, and was substantially shorter for the condo, townhome and duplex sales. Sales prices in July ranged from $390,000 to $2,500,000.

Buyers may wonder if Vista homes are selling quickly. The answer is that many do. In July 19 of the homes (29%) went pending in 1 week or less, fewer than last month. Thus, it’s still important for buyers to be ready to make prompt decisions about seeing the homes they like and making offers so as to not miss desired opportunities.

While more than half of the buyers negotiated their home prices down from asking price, 42% paid list price or higher, down from last month. It’s important to keep this in mind when planning your offer strategy.

The median sales price of single family homes was down by 1% from June ($910,000) at $905,000. Similarly, the median for condos, townhomes and duplexes decreased from $567,500 last month to $535,000 (down 6%).

The housing inventory decreased 13% in July, with 148 homes for sale at the end of the month compared to 171 at the end of June. Home prices range from $415,000 to $4,200,000.

There is a supply of 2.2 months for single family homes (down from 2.7 months last month). There is a 3 month supply of condos, townhomes and duplexes (down from 3.8 months last month). This is based on the rate of sales over the last 3 months and current supply of homes.

Based on the inventory, Vista is a strong seller’s market based on supply and demand for single family homes, as well as a seller’s market for condos, townhomes and duplexes.

65 new listings came on the market in July, compared to 104 last month. However, the number of homes going pending increased from 51 to 55, excluding homes that closed in July.

I know that Vista is a nice place to call home in Southern California, and that photo with the eggs always has me craving eggs from chickens that live off the land, rather than being fed corn, soy, or flax, haha.

Vista offers a number of opportunities Brian England and plenty of people enjoy living there. This was from our favorite farm stand in Vista. I believe these eggs meet your requirements!
