Is It Time to STOP Renting — and Buy a HOME?

By Charles Stallions, Gulf Coast Real Estate Advisor, Charles Stallions Real Estate Services Inc. – Pensacola • Pace • Gulf Breeze

The decision to rent or buy is one almost every family wrestles with — and while renting can make sense in certain situations, buying a home is often the smarter long‑term move. In many cases, your monthly payment could even be lower when you buy.

Below are the key factors every Gulf Coast buyer should consider:

1. How’s Your Credit?

First, connect with a trusted local lender and have them review your credit. They’ll identify any issues you need to clean up — or confirm you’re ready to move forward. Expect to provide documentation so they can fully evaluate your financial picture.

2. Will You Stay in the Area for at Least Two Years?

If you’re likely to move within a year, buying may not be ideal. But if you plan to stay in Pensacola, Pace, or Gulf Breeze for two years or more, purchasing becomes a strong financial advantage. Many homeowners can move later without facing capital gains taxes (always confirm details with your accountant).

3. You Do Not Need 20% Down

This is one of the biggest myths. Many buyers get into a home with 3% down (conventional) or 3.5% down (FHA). Yes — 20% eliminates PMI, but it’s not required. Some programs even offer grants or gift funds to help with down payment and closing costs.

4. Buying Gives You Freedom & Control

When you own your home, you call the shots. Paint the walls, upgrade the kitchen, landscape the yard — no landlord approval needed. And every payment moves you closer to owning your home free and clear.

5. Buying Builds Equity & Wealth

In most markets — including ours along the Gulf Coast — homeowners build equity over time. As values rise, your net worth grows. That equity becomes your future down payment when you’re ready to upgrade.

Renting has become cost prohibitive, so if a tenant has good credit and plans to stay in the area at least 2-3 more years, it absolutely makes sense to purchase a home. Great reminder for those who need it.

At some point, renters have to decide whose mortgage they are going to pay, their own or their landlord's.
