TIMELY HOME SELLER TIP: Your List Price Is Not Set-It-and-Forget-It

TIMELY HOME SELLER TIP: Your List Price Is Not Set-It-and-Forget-It

Some sellers think that once their home is listed, the pricing decision has been made. Put the sign in the yard, upload the photographs and wait for buyers to discover how wonderful their home is.

Unfortunately, today’s buyers are doing plenty of discovering—and comparing--and 'sleeping on it!'

The latest available August snapshot from Canopy MLS showed that Charlotte-region sellers received 94.9% of their original list price during the week ending August 15. While the complete August monthly report has not yet been released, that current figure reinforces an important point: buyers are still buying, but they are not automatically paying whatever sellers ask.

That does not mean sellers should automatically reduce their price every week. It means the pricing strategy should be reviewed every week.

What new competition entered the market? Which comparable homes reduced their prices? Which ones went under contract—and which ones are still sitting? Are showings slowing down? Are buyers repeatedly making the same comment?

Your listing is not competing only against the homes that were available when we chose the price. It is competing against what buyers can and do choose today.

A price adjustment should never be a knee-jerk reaction. Sometimes the better response is improved presentation, corrected marketing or addressing an objection buyers keep mentioning. But when the market consistently tells us the price is the problem, ignoring that message rarely makes the home more valuable.

My seller tip: Treat your list price as part of an active strategy, not a number carved into the kitchen countertop.

“The market speaks through showings, offers and silence. Smart sellers listen to all three.” —me

Debe, sellers should look at the data every week, with new listings coming on the market, price adjustments from the competition, and other factors.

Agreed! That is what we are doing with current sellers. The market is most definitely changing weekly, Joan Cox, Retired Broker/Owner.

Setting the price is so important, and when the market clearly indicates by lack of showings that the price is too high, sellers would be wise to react quickly to that advice, haha.

Conversely, I have one that is priced extremely aggressively, have had nearly 50 showings in 60 days and still no legitimate Offers, Brian England! We have submitted reverse Offers, been incredibly responsive to buyer questions and needs and nothing! We've had lots of investor Offers since day-1 but, they are out of their minds! LOL

Pricing should not be a knee-jerk reaction! That is for sure!

No and pushing that envelope is NOT smart in this market, Kat Palmiotti!

Debe Maxwell, CRS - Oh! This is perfect for new agents to learn and for seasoned agents to remember, if they haven't learned this lesson yet!

With all your knowledge, expertise, and experience, you could write a book; perhaps retire on the proceeds of your book.

HaHa! I would love to be able to retire on the proceeds of a good book, Patricia Feager! It would be right up my alley, as much as I love to read and to write. I may write one in retirement though---Lord knows I have enough fodder for it! LOL

Good morning again, Debe... you hit the nail on the head with this: "My seller tip: Treat your list price as part of an active strategy, not a number carved into the kitchen countertop."

The market is not static and sellers and their agents need to be ready to move with it.

Debe Maxwell, CRS

Thank you, Nina Hollander, Broker! No, it's not static at all and so many are still treating it as though it is. While we did go through a period that I was telling sellers to be patient and we were able to still negotiate full-price Offers 30 days after listing. Now, even with aggressive pricing, sometimes properties sit. It's a crazier market than during The Great Recession!

Debe, treating the list price as an active strategy rather than a permanent fixture is such an important mindset for sellers to grasp! When the market is actively shifting, keeping a close eye on weekly feedback and comparable adjustments makes all the difference in getting a home successfully across the finish line.

Good morning Debe. Being an attorney and curious about little known real estate facts, a review of old case law revealed some interesting things. Among them, is the list price is an invitation to bid and not a price set in stone. buyers can offer under list price at time and over list price at times. My advice, choose wisely. Enjoy your day.

Debe when it comes to pricing Realtors are the experts, so Sellers should listen  carefully to their Realtors advice, and follow it.

I have dealt with builders in the past who ask but, then don't follow my guidance. Inevitably, they realized that building is their gig and pricing is mine!

A list number is another moving part that may need adjusting, Debe. A few weeks is very telling and after that, some negotiation of price might be in order. I do like Wayne's take as well!
