The following information was taken from the MLS (private sales are not included, nor are multifamily properties, or mobile and manufactured homes). This information is believed reliable when this report was written but is not guaranteed.

127 homes sold in July, 16% fewer sales than last month. Here’s an overview of the activity.

Single Family Homes Sold
101 (down 19%); 38 Average Days on Market; Average Sales Price $1,123,543 (up 8%); the Average Sales Price was 97% of the original asking price.

Condos, Townhomes & Duplexes Sold
26 (down by 1); 44 Average Days on Market; Average Sales Price $459,794 (down 9%); the Average sales price was 103% of the original asking price.

Overall home sales in July dropped from last month. There were substantially fewer single family home sales, while condo, townhome and duplex sales declined by 1. The average sales price was modestly higher for single family homes, but was lower for condos, townhomes and duplexes, compared to June.

The marketing time was 1 week longer for single family homes compared to June, and was 4 days shorter for condos, townhomes and duplexes. Sales prices ranged from $275,000 to $2,600,000.

Well over half the buyers were able to negotiate their purchase prices, while 39% paid asking price or higher for their new homes, fewer than last month. Buyer competition continues to affect sales prices.

A number of buyers made prompt decisions to tour homes and make offers, with 18% of the homes going pending in 1 week or less, also down from last month.

The median sales price of $999,000 for the detached single family homes was 4% higher than last month ($960,000). In contrast, the median price for condos, townhomes and duplexes dropped by 9% last month to $445,000.

There were 23 Escondido homes on the market with an Active Under Contract Status, versus 13 last month. These are included in the following statistics.

At the end of July there were 315 homes for sale in Escondido, up from 303 last month and good news for buyers. List prices for July range from $249,950 to $17,000,000.

This translates to an inventory of 3 months for condos, townhomes and duplexes (down from 3.3 months last month). There is a 2.3 month supply of single family detached homes (the same as last month), based on the rate of sales over the last 3 months. Escondido is a strong seller’s market for buyers of single family homes, and remains a seller’s market for condos, townhomes and duplexes.

160 homes came on the market in July, an increase from last month’s 148. The number of homes going pending decreased from 101 last month to 95, excluding homes that closed escrow in July.

The contrast deserves a closer look, Jeff Dowler, CRS: attached properties averaged 103% of original asking price despite longer market time, while single-family homes averaged 97%. That may reflect concentrated competition in a more attainable price band rather than stronger conditions across every property type. Segmenting concessions and offer activity could make the difference even clearer. Hope your next report reveals where that competition is concentrating.
