Charlotte Ranks #4 In The Nation For New Construction

New Homes Are Booming In Charlotte—And Buyers Have Options

Why This Matters For Greater Charlotte Home Buyers

Charlotte’s growth hasn't exactly been a secret. New neighborhoods seem to be taking shape in nearly every direction around the region. Builders continue to add homes as the region attracts new residents and businesses.

Now there’s national data putting Charlotte’s new-construction market into perspective.

According to a new Realtor.com® report, Charlotte ranks #4 among the nation’s top 10 metropolitan areas for new-construction homes in 2026.

That puts Charlotte ahead of other fast-growing markets, including Nashville, Chattanooga, Durham and Madison—and reinforces just how significant new construction remains to the Charlotte housing market.

Why Charlotte Ranks So Highly

Realtor.com evaluated the 100 largest U.S. metropolitan areas to identify markets offering home buyers a particularly strong combination of new-home availability, relative affordability and buyer demand.

The rankings considered four key factors:

  • The share of homes for sale that are new construction
  • The price premium—or discount—of new homes compared with existing homes
  • Differences in climate risk between new and existing homes
  • Buyer demand for new construction, measured through listing page views and median days on market

When those factors were combined, Charlotte landed at #4 nationwide.

That’s especially notable at a time when the United States remains short an estimated 4 million housing units, according to Realtor.com research. New construction remains an important part of addressing that housing shortage. Charlotte is one of the metros adding homes at a particularly strong pace.

The Carolinas Are Leading The New-Construction Boom

Six of the top 10 new construction metro areas are in the Carolinas

Charlotte isn’t alone.

The South captured eight of the 10 positions on Realtor.com’s list. Meanwhile, an impressive six of the top 10 markets are located in North or South Carolina.

Here’s the complete 2026 ranking:

  1. Charleston, South Carolina
  2. Greenville, South Carolina
  3. Boise City, Idaho
  4. Charlotte, North Carolina
  5. Nashville, Tennessee
  6. Chattanooga, Tennessee
  7. Winston-Salem, North Carolina
  8. Madison, Wisconsin
  9. Durham, North Carolina
  10. Columbia, South Carolina

In other words, three of the four highest-ranked new-construction metros in America are in the Carolinas.

Realtor.com senior economist Joel Berner points to several reasons Southern markets have been able to build at a faster pace. Land tends to be more readily available and less expensive than in many other parts of the country, while zoning and building regulations can also create a more builder-friendly environment.

What Charlotte’s #4 Ranking Means For Home Buyers

What Charlotte's Boom In New Construction Means For Home Buyers

For Charlotte-area buyers, strong new construction creates something particularly valuable: more choices.

New homes can offer floor plans designed around the way people live today, newer building materials and systems, improved energy efficiency and communities with amenities that may not be available in established neighborhoods.

And buyers shouldn't automatically assume that buying new construction means paying substantially more.

Realtor.com found that in four of its top 10 new-construction metros, the typical new home was actually listed below the median price of an existing home.

BUT... Price is only one piece of the equation.

Builders may also offer incentives that aren't typically available when purchasing a resale home. Depending on the builder, community and current inventory, those incentives can include:

  • Closing-cost assistance
  • Mortgage interest-rate buydowns
  • Financing incentives through preferred lenders
  • Design-center or upgrade credits
  • Reduced pricing on completed or quick-move-in homes
  • Builder warranties covering various components of the home

Newer homes may also mean fewer immediate maintenance expenses and greater energy efficiency, potentially reducing some of the ongoing costs of homeownership.

New Construction Isn't Automatically The Better Deal

A builder incentive can sound impressive, but buyers still need to evaluate the entire transaction, not simply the advertised promotion.

A lower mortgage rate offered through a builder's preferred lender doesn't necessarily mean the home itself is competitively priced. A closing-cost credit doesn't erase the importance of comparing comparable sales. And thousands of dollars in upgrades don't necessarily translate into thousands of dollars of additional resale value.

There are other questions buyers should consider:

  • What will the neighborhood look like when construction is complete?
  • How much future inventory does the builder still control?
  • What features are included in the advertised base price?
  • Which items in the model home are upgrades?
  • What are the HOA fees and restrictions?
  • Are there additional assessments or community fees?
  • How do property taxes compare?
  • How does the home's location within the community affect its long-term desirability?

Those details can matter just as much as the builder incentive being advertised.

The Builder's Sales Representative Represents The Builder

Why new construction home buyers always need to work with their own agent

This is one of the most important things for new-construction buyers to understand.

The friendly salesperson sitting in the model home works for the builder—not the buyer.

Their job is to sell the builder's homes and protect the builder's interests.

Buyers should always have their own real estate agent representing their interests throughout the transaction, from evaluating communities and homes to reviewing comparable sales, discussing builder incentives, navigating inspections and monitoring the process through closing. And ideally, that representation begins before the first visit to a model home or new-home sales center.

Charlotte Buyers Have More New-Home Options—But More Isn't Always Simpler

Charlotte's #4 national ranking for new construction is good news for buyers who want alternatives to the resale market.

But having more choices can also make the buying process more complicated. For example:

  • Should you buy a home that's already completed or build from the ground up?
  • Is the builder's mortgage incentive actually the best financing option?
  • Is an upgrade worth paying for now?
  • Which communities are likely to hold their appeal over time?
  • How does a new home compare with similarly priced resale properties nearby?
  • What is the builder's reputation in terms of quality, after-service responsiveness?

According to New Home Source, more than 60 production and custom builders actively operating across hundreds of local subdivisions in the Greater Charlotte area. For new-construction buyers, that means more choice. It also means a much more complicated market to navigate. Buyers aren't simply choosing a house. They're comparing builders, communities, locations, floor plans, homesites, included features, upgrades, incentives, financing offers, warranties, HOA costs and construction timelines.

Buying New Construction? Experience Matters.

New Construction Experience You Can Trust With Nina Hollander, Coldwell Banker in Charlotte

Buying a brand-new home is very different from buying a resale home. Working with an agent who knows the builders, builder contracts, incentives, upgrades, construction timelines and the new-home buying process can make a significant difference. And not every builder or community is the right fit for every buyer. An experienced  agent who knows the Greater Charlotte new-construction market can help narrow those hundreds of possibilities to the builders, communities and homes that actually match a buyer's priorities and budget—and help them compare those choices on more than the model home's appearance or the incentive being advertised.

Nina Hollander with Coldwell Banker Realty has been representing Greater Charlotte new-construction home buyers since 1999. I’ve worked with virtually all of the region’s major builders and have represented buyers in millions of dollars of new-construction purchases, from production homes to semi-custom and fully custom-built homes.

That experience gives my buyers something the builder’s sales representative cannot provide: an experienced real estate professional whose job is to represent their interests—not the builder’s.

Whether you're considering a quick-move-in home, choosing a homesite and building from the ground up, or planning a custom home, I can help you evaluate builders and communities, compare incentives and financing options, understand what you're actually getting for the price, make smart decisions about upgrades, and navigate the process from your first builder visit through closing.

Bring me in before you visit the builder’s sales center. Builders have specific requirements for recognizing buyer-agent representation. Waiting until after you've registered with the builder can be too late.

Good morning Nina. No surprise the Carolina's are so popular. It remains to be seen what the ongoing long term effect of this large migration will bring. Make hay while the sun shines. Enjoy your day.

Wayne Martin good morning, Wayne. Fortunately, the migration to our area has been strong and steady for many years, now. It's not a wave of newcomers. And that certainly helps keep our market steady, as well.

Good morning, Nina! It is certainly no surprise to see the Carolinas leading the way with new construction, especially with the steady stream of buyers looking for options outside of the tight resale market. Having choices is fantastic, but as you pointed out, navigating all those different builders and incentives definitely makes having dedicated representation essential from day one. Thanks for sharing this helpful Realtor.com breakdown!

Gwen Fowler SC Lakes & Mountains 864-710-4518 good morning, Gwen. I love new construction. I've built two new homes for myself from the ground up since 2001. And I've done a ton of new construction with buyers. But the more of it that you do, the more you realize it's not as simple as it looks and just walking into a sales center and signing a contract is the simplest part of the exercise. Buyers need guidance.

Good morning Nina Hollander, Broker I am not surprised that Charlotte ranked #4 in the nation. Your States have so much to offer and for the buyers, the options are many.

In my area, in every direction, I see new construction communities going up. It is harder for older homes to sell, everyone loves new.

Katina Hargrove 352-551-0308 hi Katina... I don't see resale homes hurting here because of new construction. But we do have many buyers whose preference is for new construction.

I think people are moving there because you are in sort of a Goldilocks zone...much more mild winters than the north, shorter summers than say Florida or Texas, cooler nights and short drives to beach or mountains. Location, Location, Location
