August's regional figures show why national housing narratives need local interpretation, John. The Midwest combined 10.5% inventory growth with a flat $325,000 median list price, while the Northeast added 9.1% inventory as asking prices fell 3.6%. Those differences affect buyer leverage, seller expectations, and marketing time in materially different ways.
