THE HOUSE YOU DONT BUY

THE HOUSE YOU DON'T BUY CAN BE YOUR BEST REAL ESTATE DECISION

We spend a lot of time celebrating the house someone buys.

The accepted offer. The successful inspection. The settlement. The keys. The smiling picture at the front door.

But sometimes the real estate decision worth celebrating is the house you DIDN'T buy.

I've watched buyers fall in love with houses. I've watched them picture their furniture inside before we've finished walking through the rooms. I've watched them start mentally moving in before we've even written the offer.

And I've also watched deals fall apart.

Sometimes we lose to another buyer. Sometimes an inspection tells us things we didn't know when we walked through the front door. Sometimes the numbers stop making sense. Sometimes something just doesn't feel right anymore.

At that moment, it can feel awful.

But then something interesting happens.

Another house comes along.

And sometimes it is better. Better condition. Better location. Better floor plan. Better price. Or simply better for that particular buyer.

That's when the disappointment starts looking very different.

I've been in real estate long enough to know that getting a contract accepted is not always the victory. Sometimes having the wisdom to walk away is.

A buyer should never be so emotionally attached to winning a house that they forget why they wanted to buy a home in the first place.

The goal isn't to win the bidding.

The goal isn't to get to settlement at any cost.

The goal is to buy the right property.

So, if you lose one, discover problems and walk away, or simply decide this isn't the one, don't assume you've lost.

You may have just made your best real estate decision.

NEXT.

That is for sure. Some of those fixer uppers that seem like a great price, but with never ending weekend projects.

Do you mean those advertised as needing TLC?

Margaret, the reminder that an accepted contract is not always the victory protects buyers from confusing momentum with a good decision. Inspection findings, changing numbers, or a home that simply no longer fits can justify walking away even after the emotional commitment begins. The goal is the right property, and sometimes preserving the ability to buy the next one is the best outcome.

And that's where we come in: helping to see a buyer's real needs and wants.  I've seen buyers settle out of frustration or because a family member influenced them. I've also seen the right house passed on because of those same influences.

This reminds me of unanswered prayers.  They don't seem right to us, but when we look back on things, we are more often than not happy about how things actually went, haha.

Good morning Margaret,

It 's so true! I've had it happen many times, we didn't get the house, we got the house and inspections were so bad they had to terminate and astoundingly another house comes on the market that is far better! So glad the other house didn't work out! It was meant to be!

Kathleen Daniels, Probate & Trust Real Estate Svcs. When a home seems perfect but turns out not to be, don’t lose hope. There’s a good chance the right house is still waiting for you. Sometimes, taking a short break from the search can help.

Spot on Margaret!  Knowing when to walk away from a home purchase is so important.  Somehow it always seems to work out fine finding a better one.

And many years later, we may run into these folks, and they remember how they "lost" the first one but love where they live now.

You really have to be careful with your decisions even if you think there’s momentum. I would never rush in that situation. A good home should be part of who you are.

I think most of us have seen these similar situations...losing a house that might not be the right house to begin with.

Hi Margaret,
This is a very good point. I've always told clients it shouldn't be "forced". If it's too hard, it's probably not meant to be. That's true in many aspects of life, including relationships.

The goal is to buy the right property. And yes. Sometimes that means NEXT. Disappointment can turn to happiness when everything comes together over the RIGHT property.
