🏡 TIMELY HOMEBUYER TIP: Compare the Whole Loan—Not Just the Rate
While I am NOT a lender, nor do I give 'detailed' lending information to clients, we do have an obligation to point out what is obvious to us when it comes to our clients obtaining a mortgage. So, let's talk a couple of basics to mortgage lending!
Mortgage rates have been doing what mortgage rates love to do—moving just enough to keep everyone guessing! The average 30-year fixed mortgage was 6.76% on September 10, up slightly from 6.71% the week before, according to Freddie Mac. But buyers should not make a major decision based solely on one national average—or one lender’s advertised rate. Two lenders can quote the same interest rate and still offer very different loans.
The difference may be hiding in:
- Origination and underwriting fees
- Discount points
- Mortgage insurance
- Lender credits
- Rate-lock terms
- Cash required at closing
- The actual monthly payment
That is why I encourage buyers to compare written Loan Estimates, not just rates quoted during a quick phone call. Ask each lender to calculate the same purchase price, down payment, loan type and lock period so you are comparing apples to apples.
A slightly lower rate may not be the better deal if it requires thousands of dollars in points. Conversely, paying points could make sense for someone planning to remain in the home long enough to reach the break-even point.
My best advice: Get fully preapproved, compare at least two detailed loan scenarios and ask each lender to explain the total cost—not simply the number that looks prettiest in an advertisement.
The right home matters. So does choosing the right way to finance it. And remember: mortgage rates can change. A costly loan structure may follow you for years.
What questions do you encourage buyers to ask their lenders before making an offer?
