John, the increase in available listings and slight decline in median asking prices may give buyers more choices and negotiating room. However, with new listings declining and market time unchanged, local conditions remain important. National statistics provide direction, but buyers and sellers still need neighborhood-level information to make sound decisions.

The combination of 4.2% more active inventory, 1.4% lower asking prices, and unchanged market time suggests buyers are gaining choice without the market simply freezing, John. The 0.8% decline in new listings also matters because it may limit how quickly that advantage expands. Reading these measures together gives a more useful picture than any one weekly headline.
