Good Monday morning, John. Thank you for sharing the latest National Association of Realtors report. It is interesting to see inventory creeping up to 4.9 months and days on market ticking up slightly to 31 days, while first-time buyers managed a slight bump up to 30%. Have a great day and a productive week ahead!

August's 2% monthly sales decline becomes more informative when paired with 5.9% more inventory, 4.9 months of supply, and a two-day increase in marketing time from July, John. The market is giving buyers somewhat more room without producing a dramatic break in annual sales. The rise in first-time-buyer participation to 30% is an especially useful signal inside that slower pace.
