Charlotte Broker Brief — September 14, 2026

Average Price Leads—But the Median Tells a Different Story

● Median sales price: $430,000, down 2.3% year over year

16-county Charlotte Region — August 2026

● Average sales price: $545,079, up 7.0% year over year

● Median sales price: $410,000, up 1.1% year over year

● Active inventory: 13,589 homes, up 6.9% year over year

● Closed sales: 4,142, up 1.6% year over year

● Average days on market: 47 days, up from 44 days in July 2025

● Months of supply: 3.9 months, up 8.3% year over year

● Original list price received: 95.9%, unchanged year over year

What changed?

For the 16-county Charlotte Region, inventory increased from 13,082 homes in June to 13,589 in July, while the average sales price eased from $552,988 to $545,079 and the median moved from $416,893 to $410,000. Average market time reached 47 days.

The large gap between average and median price growth is important. The regional average rose 7.0% year over year while the median rose only 1.1%; inside the City of Charlotte, the average rose 8.1% while the median declined 2.3%. That pattern points to a higher-priced mix of closings—not uniform appreciation across every neighborhood and price point.

Why it matters

An experienced broker should not tell a client that “Charlotte appreciated 7%” based on the regional average alone. The correct pricing conversation begins with the property’s specific geography, price band, condition and competition. For South Charlotte, Cotswold and intown listings, a neighborhood comp set remains considerably more useful than a regional headline.

Leverage: More Choice, but Not a Blanket Buyer’s Market

Canopy’s latest posted weekly report, for the week ending August 22, showed 16-county Charlotte Region inventory up 9.0% year over year while pending sales were down 4.0%. Combined with 3.9 months of regional supply and sellers receiving 95.9% of original list price in July, the evidence supports a more selective market—not a distressed one.

Broker interpretation

Buyers have gained time and negotiating room where a listing has accumulated days, needs work or competes with several substitutes. Sellers retain leverage when the home is fresh, accurately priced and difficult to replace. The market is increasingly dividing into two tracks: compelling listings and everything buyers feel comfortable postponing.

For active transactions, inspect the immediate competitive set again before submitting or responding to an offer. A market-wide label is less useful than knowing what appeared, reduced or went under contract within the last seven to fourteen days.

Mortgage Rates: Affordability Tightened Again

Freddie Mac’s national weekly average for a 30-year fixed mortgage reached 6.76% on September 10, up from 6.71% on September 3 and 6.66% on August 27. The 15-year average was 6.09%. Freddie Mac

Why it matters in Charlotte

The ten-basis-point rise since August 27 is not dramatic by itself, but it moves payments in the wrong direction while prices remain elevated. Before writing an offer, buyers should have the lender rerun payment, cash-to-close and qualification at the current rate—not the rate used for an older preapproval.

For sellers, a financing concession can sometimes produce more buyer relief than the same dollars applied to a price reduction. The comparison must be lender-specific, and any temporary buydown should be explained alongside the payment after the buydown expires.

Lending and Insurance: Treat the Quote as an Underwriting Item

Charlotte homeowners’ insurance base rates increased 9.2% effective June 1, 2026, following a 9.3% increase in 2025. This is a base-rate change, not the expected increase for every policy; actual pricing and eligibility vary by property, roof, coverage, deductibles, claims history and borrower factors. North Carolina rate-settlement report

Transaction impact

On financed purchases, insurance affects both the monthly payment and the lender’s qualification calculations. Order the property-specific quote at the beginning of due diligence. If the premium, deductible or roof restriction is problematic, the buyer and lender need time to compare carriers and reassess qualification before the due-diligence deadline.

Local Development Watch: Office-to-Residential Conversion in Uptown

Plans announced September 9 call for the foreclosed 34-story tower at 400 South Tryon Street in Uptown Charlotte to become a W hotel plus 399 studio, one-, two- and three-bedroom apartments. The project is expected to take 30 to 32 months, with an anticipated opening by the end of 2029; a groundbreaking date has not been announced. Axios Charlotte.

Why it matters

This is rental—not for-sale—inventory, so it should not be presented as additional condominium supply. Its significance is the reuse of obsolete office space and the addition of residents, hospitality and street-level activity in Uptown. Nearby condo owners and buyers should watch the project for potential amenity and investment benefits alongside years of construction disruption and more rental competition.

Does It Impact You?

Charlotte remains resilient, but the advantage is becoming property-specific. Average prices look strong, yet medians are much flatter and inventory is expanding. Buyers have more room to think, but higher mortgage and insurance costs can erase part of the benefit. Sellers can still perform well, but pricing to the actual competitive set—and making the home easy to choose—matters more than relying on a broad Charlotte headline.

Charlotte is not one market moving in one direction. Higher averages show continued strength at the upper end, while flatter medians, more inventory and longer market times give buyers more choices. The winning strategy is to price and negotiate from the home’s immediate competition—not from the headline number.

Good afternoon Debe Maxwell, CRS the trend seems to be the same here in my County. Actives are up and Pending are down.  The only difference I see is that we have about 4 months of supply and homes are staying about 60-78 days on the market before getting a contract. Many builders are dropping their listing prices and regular homes are not until the 4.5 months of no contracts.

We are definitely in the midst of a slow-down but, at least we're not working short sales and foreclosures at anywhere near the pace we were back in 2009-2012. Fingers crossed we pull out of this soon, Katina Hargrove 352-551-0308.

Morning Debe, so interesting to see average price up, yet the median price is down.  Great report, and does look like Charlotte is cooling a bit.

I know! I have been 'polling' buyers lately and asking which they would prefer to see in a market report--average or median. 100% of them said average and I was surprised to hear that from my financial clients, Joan Cox, Retired Broker/Owner. We are definitely cooling! I am in several local agent mastermind groups and numerous agents are complaining that they have had 1 or 2 Closings since last fall. That's just CRAZY!
