Greater Charlotte Single Family Luxury Homes Market Report: July 2026

Charlotte Luxury Housing Market: What the Numbers Mean

Charlotte’s luxury housing market posted another solid month in August, with higher home prices accompanied by continued strength in sales activity. Both median and average sale prices rose from August 2025, while the average price per square foot increased 3.5%, reinforcing continued strength in luxury home values across the region.

Buyer activity also remained healthy. Closed luxury home sales increased 10.6% year-over-year, while pending sales rose 9.1%. This signaled continued demand even as buyers had more homes to choose from. New listings increased 8.4% from last August, while overall inventory remained above year-ago levels.

Luxury homes did take somewhat longer to sell in August. The median days on market were in 21 days, unchanged from August 2025, but nine days longer than in July. Average days on market increased to 42 days from 37 days one year ago.

Showing activity remained steady year-over-year, with an average of 13 showings needed for a luxury home to go under contract and 4.3 showings per listing, on average. The list-to-sale price ratio improved slightly from one year ago to 96.4%.

Overall, August’s numbers point to a Charlotte luxury market with modest price appreciation, solid sales and pending activity, and increased inventory—giving buyers more choices while demand remained healthy.

Well, it certainly looks like you are holding your own. It will be interesting to watch what happens once the election is done. I think things will really settle into a strong market once the games are over.
