THE HOUSE YOU DONT BUY
Sometimes the best real estate decision is knowing when to walk away. A successful transaction isn’t just about getting the deal done—it’s about making sure the property is truly the right fit for the buyer.
THE HOUSE YOU DON'T BUY CAN BE YOUR BEST REAL ESTATE DECISION
We spend a lot of time celebrating the house someone buys.
The accepted offer. The successful inspection. The settlement. The keys. The smiling picture at the front door.
But sometimes the real estate decision worth celebrating is the house you DIDN'T buy.
I've watched buyers fall in love with houses. I've watched them picture their furniture inside before we've finished walking through the rooms. I've watched them start mentally moving in before we've even written the offer.
And I've also watched deals fall apart.
Sometimes we lose to another buyer. Sometimes an inspection tells us things we didn't know when we walked through the front door. Sometimes the numbers stop making sense. Sometimes something just doesn't feel right anymore.
At that moment, it can feel awful.
But then something interesting happens.
Another house comes along.
And sometimes it is better. Better condition. Better location. Better floor plan. Better price. Or simply better for that particular buyer.
That's when the disappointment starts looking very different.
I've been in real estate long enough to know that getting a contract accepted is not always the victory. Sometimes having the wisdom to walk away is.
A buyer should never be so emotionally attached to winning a house that they forget why they wanted to buy a home in the first place.
The goal isn't to win the bidding.
The goal isn't to get to settlement at any cost.
The goal is to buy the right property.
So, if you lose one, discover problems and walk away, or simply decide this isn't the one, don't assume you've lost.
You may have just made your best real estate decision.
NEXT.
