Looking back 1 year, 12 fewer single family homes sold in August 2026 than in 2025 (39). In contrast, condo, townhome and duplex sales were up by 4 from 1 year ago (10).

The average sales price for condos, townhomes and duplexes was 3% lower than last month while it rose 21% for single family homes. August sales prices ranged from $635,000 to $10,230,000.

The average time on the market was twice as long for single family homes at 35 days compared to July. Similarly, the days on market (DOM) was significantly longer for condos, townhomes and duplexes compared to last month. 34% of the homes went pending in 1 week or less, down from last month. Thus, it’s still important for buyers to be prepared to make quick decisions about touring homes of interest to them and submitting strong offers!

The median sales price for detached single family homes was $2,525,000 (down 14% from last month). The median price for condos, townhomes and duplexes, $1,102,500, was down 10% from last month’s median sales price.

While plenty of buyers were able to negotiate their purchase prices down from list price, 27% paid asking price or higher, fewer than in July. It’s still important to remember this when planning your offer strategy.

There were 4 homes with an Active Under Contract status at the end of August, versus 2 last month.

The inventory was about the same in August, with 111 listings available at the end of the month, down by 1.  List prices range from $575,000 to $22,880,000.  This is a 2.7 month supply for condos, townhomes and duplexes (down from 3.1 months last month,) and 2.6 months for single family homes (up from 2.4 months last month). This is based on the current supply of homes and the rate of sales over the last 3 months.

Encinitas is a sellers’ market for buyers of single family homes, as well as a seller’s market for condos, townhomes and duplexes.

55 Encinitas homes came on the market in August, compared to 58 last month. 25 homes went pending in August (excluding homes that closed), down from 32 pendings last month.

Jeff, the divergence between detached homes and attached properties is the most useful part of this Encinitas snapshot. Forty-one total sales can sound stable, while falling detached volume, rising attached volume and longer marketing times tell a more nuanced story. The 96% sale-to-original-list relationship reinforces why buyers and sellers need property-type data rather than one citywide headline.

Another clear and detailed market breakdown, Jeff! Breaking down the numbers by single-family versus attached properties really brings out the nuances in the Encinitas market—especially seeing single-family prices jump while condo prices dipped slightly. Highlighting that 96% list-to-sale ratio and longer DOM gives both buyers and sellers a realistic picture of what to expect right now. Great report!

Thank you Gwen Fowler SC Lakes & Mountains 864-710-4518  It's important to consider the detached and attached home markets separately as they have their own nuances that are important to buyers, and sellers, and there are shifts in the market each month.

"Hi Jeff, great report! Yes, we're still vested in Encinitas RE, and with 4 of my 5 kids living between Encinitas, Solana Beach, and Rancho Santa Fe, it doesn't look like I'll be going anywhere anytime soon.

I’m trying to connect the dots on a fascinating divergence in this month's data. The median SFH price dropped 14%, yet the average shot up 21%, and 27% of buyers are still paying asking or higher.

With only 27 sales, am I right to assume this is a shift in the 'mix' rather than declining values? My guess is those full-price offers are actually for competitive, entry-level, or turnkey homes, while a few mega-luxury closings skewed the average price up. Are you seeing a 'tale of two markets' on the ground right now? Just trying to connect the dots.

BTW, I've got some interesting data about the factory-built market in Encinitas to share with you if you're interested.
