Thinking about mounting your TV before selling? There’s more to consider than style. In today’s homes, wall‑mounted TVs have become almost a design standard.

Many homeowners choose to mount their televisions to save floor space, create a cleaner aesthetic, or achieve the perfect viewing angle. It’s a practical upgrade, but it also carries real estate considerations that sellers and buyers should understand.

From a resale perspective, a mounted TV can be a plus or a minus depending on expectations. Buyers often assume that anything affixed to a wall is included in the sale. However, in most markets, the TV itself is personal property, while the mount is considered a fixture. That means the mount typically stays, but the TV does not, unless negotiated otherwise. Clear communication in the listing and purchase agreement prevents confusion and protects both parties.

There are also downsides to consider. Removing a TV can leave holes, paint damage, or an outline on the wall where the unit once hung. If the mount stays but the buyer doesn’t want it, that becomes another repair or removal task. On the flip side, some buyers appreciate the convenience of having the mount already installed.

For sellers, the best approach is simple: decide whether the TV will stay, disclose it upfront, and ensure the wall looks clean and finished if the TV is removed. For buyers, it’s wise to ask early so expectations align with the contract.
