One to Show and One to Stow

By
Home Stager with RE/MAX Premier Properties

An issue that I constantly face as a stager in a resort area such as Ocean City, Md., is that a large percentage of the properties I stage are income producing venues for the property owners. Since the key to making a profit with their seasonal beach rentals is being able to accommodate large families in small spaces, I am often faced with bedrooms that have two or more full or queen beds, or else several bunkbed units. Not exactly the type of furnishings that showcase the square footage of the unit.

In order to combat this issue, I have recently been able to convince owners to have a "one to show and one to stow" point of view for the extra beds. I have been successful in scaling back to one full or queen bed, with the extra full or queen headboard and collapsed frame stowed neatly and visably away in the bedrooom's closet. Not only am I able to comfortably stage and showcase the space with only one bed, but potential buyers now have an options to add the extra bed back to the space if they so desire. The old mattress and boxspring are either discarded or donated since most buyers prefer to purchase new, fresh bedding for the property in most cases. A simple solution for being able to show more space AND provide a bonus for potential buyers.

Jim I have had that issue with several rental properties but I've never been able to convince the sellers to do what you have.  Good for you.  I've found that sellers of what was a rental for them always think that the buyer will also want it as a rental and that's just not true.  Those bunk rooms are just difficult!
