What You Need to Know About Water Damage

Journal Entry 9/29/2026

Water Damage - As a former renter, homeowner, former real estate agent, and an independent contractor reviewing evidence for tax protestors, I have seen it all - water damage up to my eyeballs!

Water problems that start out small can quickly turn into a disaster! You simply cannot ignore water leaks that affect your home or property. Left unchecked by a licensed plumber, water damage becomes costly and dangerous. Once mold grows, it's worse than you can imagine. In addition to your personal belongings, severe water damage can deteriorate the integrity of a buildings structure.

Preventing damage before emergency and disaster strikes takes preparedness. In 2026, more than 15,000 people nationwide, have been affected by water damage. Before the damage occurs, make sure you have insurance coverage and understand what it covers for water damage. "I didn't know," is not an excuse.

Visible water signs are warning signs.

  • Water stains from leaks on walls and ceilings, drywall, soaked carpets, wood or other flooring, damaged wallpaper, baseboards, or peeled paint.

  • Sagging ceilings, foundation seepage, HVAC condensation issues.

  • Roof leaks, drips, and drops indoors.

  • Household mold can lead to mold allergy symptoms, asthma attacks, and respiratory infections.

  • Dampness and mold allow biological contaminates to grow. Bacteria and dust mites thrive in humid environments.

  • Appliance leaks such as dishwasher and washing machines.

  • Prolonged exposure causes materials to deteriorate, warp, and/or include structural failures.

Common residential water damage reported to the Tax Appraisal District -

  • Flooding
  • Frozen or burst pipes
  • Water seepage from older plumbing and/or appliances
  • Appliance malfunctions

What homeowners need to do to provide evidence from 1/1/2026 - 1/1/2027 (or check your Tax Appraisal District).

  • Document! Document! Document!
  • Include dates, times, and other important information.
  • Include photographs (before and after).
  • Estimates from reputable sources; i.e. Plumbers, Restoration, etc.
  • Receipts for paid invoices.
  • Evidence needs to be provided and kept by the district.
  • Bringing in a cell phone with photos is not acceptable.
  • Read District instructions carefully and completely.
  • Representation from an agent needs an Affidavit before the hearings.

Patricia Feager  , yes indeed, water damage can be quite a problem. It can do so much damage. You do want to make sure what your insurance covers in case of water problems, as many problems may occur. You also may want to see if you have coverage to leave your home if repairs need to be done

Excellent post Patricia.  We've had several water issues this past  couple of years and most of it was covered by insurance due to water pipes breaking.  I'm so glad we got it all taken care of quickly  and moved forward.

Hi Anna "Banana" Kruchten - having to deal with several water issues in recent years had to be very stressful. Owning a home is a lot like having children - unpredictable, costly, and you can't give up on them. A few weeks ago, I noticed a strange wet spot in my backyard. After testing the sprinklers, and couldn't find the source of the problem, I called an H20 specialist. Within a couple of minutes, he walked the land and figured out that I had a broken valve beneath the surface. He grabbed his shovel and showed me it had nothing to do with the sprinkler system, gave me a price to fix it immediately, so I agreed. I saw the broken valve he held in his hands and watched him replace it with a new one. It was an aging problem. Since then, I had no problems. It wasn't cheap, but I recognized how much more costly it would have been with my water bill, damage to my lawn, and further repairs. I bit the bullet and it's all good now.

Thank you, very much for the FEATURE in BananaTUDES. This was a pleasant surprise, and I hope my post will be helpful to others.

Hi Patricia, the insurance reminder is a good one too. It’s much better to understand your coverage before you actually have to deal with a water emergency.

Lise Howe - Insurance premiums can be expensive, but having the right type of insurance for all the right reasons, is a homeowner's responsibility.

Examining the evidence because of work and reviewing the costs for repairs, was really enlightening. A water leak is nothing to fool with. It can result in significant damage that could have been avoided.

Yes Patricia, and with the changes in the weather patterns, this is a good topic to cover!

Lawrence & Sheila Agranoff - Here in Texas, we don't get much winter weather, but we do have occasional freezes. Because homes are built on slabs, many people don't take precautions. Consequently, they get broken pipes and major repair bills.

Now is the time for getting prepared for winter.

Great info.

If I may add, chimneys are often contributors to water entry and moisture intrusion, and should not be left out of a water issue investigation,

William Ryan - you're right! Chimneys may contribute "to water entry and moisture intrusion." The initial home inspection at the time of sale is never the end. There are many home inspections and service providers homeowners need to hire on a regular basis.

Water leaks are nothing to fool with or ignore.

Thank you!

Hi Patricia! SUCH wonderful information. A little drip can become a very big deal, and your post is a great reminder to address those warning signs promptly! Your emphasis on documentation—clear photos, dates and receipts can save homeowners so much frustration when they need to explain the damage--is KEY.

This year especially with the excessive amount of precipitation become worrisome to those with a basement.  I am in CA where almost all homes have no basement. Furthermore we have not had any rain drops since April.

Water is an incredibly powerful force and can wreak havoc when it gets into a home!

Brian England - All kinds of weather can create an "incredibly powerful force" of nature.  Isn't it ironic that a beautiful body of water that overwhelms us with peace and beauty can also be a wrecking force, especially when water damage occurs within the walls of a home.

Patricia, the documentation point matters twice: first for the insurance claim and later when the owner must explain the property’s condition, repairs or diminished value. Dated photographs, professional findings, invoices and proof of completed work create a record that phone photos alone cannot provide. The least expensive water problem is usually the one investigated before the source becomes obvious.

A drop of water goes a long way when it comes to damage, a bucketful or more can create havoc and gallons, well let's say I was thankful I was covered.

Corinne Guest - Nobody likes to pay insurance premiums but they sure are a blessing when you need it!!!

The costs of water damage can be catastrophic if not nipped in the bud when visibility is noticed.

Water damage is the disclosure item I see sellers get wrong most often, usually because the leak was fixed years ago and they think a repaired problem is not a past problem. It still has to be disclosed. The ones that turn into disasters are almost always the slow ones nobody could see rather than the dramatic ones.

This a really informative post in so many ways! A little water can do a lot of damage and sometimes the insurance companies dont want to cover it. You are spot on how to be prepared and how to document. We have had so many water issues this year! Even the airport flooded!  Thank you for your sharing your excellant expertise and advice!!

Oh, Debra Leisek! I'm so sorry you experienced so many water issues. I can't imagine how stressful it was, especially for people flying into and out of the airport! Knowing how to document and safeguard your documentation is crucial. When we live and have no choice but to learn the hard way, it can be very, very hard. I'm glad you appreciated my information about how to handle water issues. None of them are minor. If ignored, minor leads very quickly to major.

Take care, my friend.

Oct 04, 2026 03:22 AM

Good morning Patricia. Water, you can't live without it and you can't live with water damage. Have water damage? Investigate the problem fully. And once repaired, continue to monitor. Undetected mold can cause further problems and sometime the repair is the complete cure. Enjoy your day.
