One of the most useful conversations I have with acreage buyers and sellers is about what makes two properties comparable. Similar lot sizes and square footage are a starting point, but guest quarters, workshops, pools, and horse facilities can make the properties quite different.
River Crossing in Cedar Creek, Texas, is a good example.
An Established Equestrian Community
The River Crossing Improvement Association describes River Crossing as a 164-lot equestrian community with lots ranging from 2 to 9 acres. Located in Bastrop County off Old Highway 71, the neighborhood is bordered by the Colorado River to the north and sits approximately 15 miles east of Austin-Bergstrom International Airport.
River Crossing has neighborhood horse trails and established horse properties, along with homes suited to buyers who want acreage without equestrian facilities.
What the Recent Market Snapshot Shows
A comparative market analysis dated September 23, 2026, included four closed single-family home sales between March 27 and September 23.
The sold homes averaged 2,925 square feet, 68 days on market, and 96.1% of their final asking prices. Average sold price per reported square foot was $232.42.
None of those four properties had horse facilities. Other improvements varied, including pools, guest accommodations, a separate guest house, and workshop space.
That distinction matters when evaluating an equestrian property. These sales offer context, but their average price per square foot should not be applied automatically to a home with a barn, stalls, fencing, or other specialized improvements. Those features require individual consideration; their construction cost alone does not establish their contribution to market value.
Experience With Both the Real Estate and the Horses
I have represented clients buying and selling in River Crossing. I am a Certified Residential Specialist, Horse Property Specialist, and career REALTOR® with more than 30 years of real estate experience.
I am also a horse owner and breeder with 30 years of horse ownership and experience across various disciplines. I bring that practical perspective to discussions about usable acreage, fencing, shelter, pasture layout, and trailer access.
For sellers, my work includes preparing a comparative market analysis before listing and identifying the features to highlight in the marketing. For buyers, it includes comparing relevant properties to help develop suggested offer pricing and considering whether the property fits their intended use.
Whether you own horses or simply appreciate a home on acreage, River Crossing is a community worth getting to know.
