On the Road Again, Are You One of the 90%?

By

Once again when driving to a residential listing appointment here in Golden Valley, AZ,  I heard again this radio advertisement by a “world famous sales trainer” who stated "90% of all salespeople have never read one sales book. " Believe it or not there is not a valid statistical source for this statement. Imagine that?

This “so called world famous sales trainer” also stated "20% of your people deliver 80% of your results." Yes, there is a source for this statistical percentage and it is called the Pareto Principle.  However, there is no research validating this as statistic respective to salespeople.

Some History

In the late 1800’s and early 1900’s, Vilfredo Pareto an Italian economist observed that 80% of the land in Italy was owned by 20% of the population. Later, Dr. Juran, a Romanian and American management consultant, noticed the 80/20 rule applied universally to systems. This led to early quality management where 20% of the production defects results in 80% of quality issues.

Before we moved to NW IN, I had to purge my library because I could not see paying freight on over 500 books of which around a 100 were dedicated to sales and topics related to sales including marketing and total quality management.

Today, my go to number one book on sales is “To Sell Is Human” by Daniel Pink. I also have several good books by Zig Ziglar as well as many more contemporary authors such as Jeb Blount who is the mastermind behind www.salesgravy.com

When folks continue to tell falsehoods such as this “so called world famous trainer” the old axiom surfaces its head “tell a lie often enough and it becomes the truth.”  This is why when I use a quote or statistic such as "Sales is the transference of feelings" , I give credit to that individual, Zig Ziglar, or the actual source.

As professional real estate agents in real estate sales, being careful of what we speak or write is critical.  For example, in uploading information into the MLS, all data should be accurate. Here in NW AZ many properties are in flood plains and that is not a  MLS required data point. However, it is misleading to potential buyers not to provide that information. I will as a professional real estate agent note yes the property is in a flood plain.

Possibly, one reason the public lacks a positive impression of our real estate industry because some real estate agents have not been forthcoming. Again, the old adage “one bad apple spoils the barrel” rings true.

Leanne, your floodplain example makes the practical point: a field being optional in the MLS does not make the information unimportant to the buyer. A useful discipline is to keep the source and verification date beside each material property fact before it enters the listing. That gives the team something to check when information is copied into brochures, social posts and other marketing.

I always secure from the county a current flood plain letter,  all permits  and well registry information. This way I know for sure the factual data. Thanks for adding to this dialogue.

Leanne Smith I admit I don't read sales books. And at this stage of my life I don't read business books, in general. In fact, I stopped quite some time ago and life has been good, nonetheless.

I too have stopped buying business books, yet I still re-read my favorite ones.  Sometimes due to changes in my experiences I discover a new tidbit or reaffirm past action.

Good Afternoon Leanne Smith

Folklore is alive and well in the world. It helps with the story, and I've observed that people have adverse reactions to folklore being uncovered, as most of the time it takes the polish off a story. When it comes to Real Estate and politics we need to be careful what we say.

I enjoyed your blog post.

Yes you are so true about folk lore also sometimes known as "old wives tales" though they seem to be more accurate than much of what we hear today. Agree 100% respective to being careful. Thank you and happy Saturday.

Early in my real estate career, I read a book on sales and realized that the majority of the book was devoted to getting people to move out of their comfort zones. I never had an issue with that and out the book away.

Funny how we find different messages within books be they sales or even fictional ones.  For me, I guess building relationships and identifying all potential obstacles continues to be my biggest takeaway. Thank you and good morning Ed Silva, 203-206-0754

Yes Leanne! It is amazing how many people, and on many topics as well, tout facts that can never be verified. Thanks for pointing this out. Same with people that use the words "always" and "never". They are rarely true.

Great contribution about "always" and "never." I learned years ago to never say never.  Good morning and thank you Jeff Masich-Scottsdale AZ Associate Broker,MBA,GRI

Leanne, have to say, I had quite a few sales books, but read only a handful.   I do for my clients like I would want if someone was assisting me with a sale.  It worked very well for years.

Well, I have read a few sales books in my day, but I never liked them very much, haha.  I don't like dealing with sales people or even being one myself, haha.

I too have discovered books on sales and marketing that I didn't like. However, I have found several that really have been very good. True about salespeople who are clueless about the essence of sales.

Good morning Leanne. What works for one does not work for another. As a managing broker over the years, I have read many sales books and attended many seminars of various coaches. Now retired, I do review a few of the books I have kept and discover a few new tidbits. The key is finding a sales guru that motivates you to think and develop your own strategy. And, one bad apple in an office can ruin the reputations of the many who made that office successful. Enjoy your day.

So true and I still refer back to many of the ancient Greek philosophers who understood human nature. And as to bad apples, then it is the responsibility of leadership to address that issue before complete rot takes over. Good morning Wayne Martin

I am quite certain I would benefit to some degree if I read a book or two on sales- but it's not something that interests me, not even in the slightest. I entered this business having zero interest in sales...and while it is a sales business, it's not quite that either (at least in my market). It's also the reason why I couldn't imagine working in real estate anywhere else.

I treat people the way I want to be treated myself. There are instances where that's not always the case because I know parroting their behavior can be more effective- but most of the time, treating people well is my go to response.

I set myself apart from the majority relying on my highly technical background in a highly technical market and offer services related to my technical background that only a small minority of agents offer.  It's not a sales first approach but rather me being me.

Since I have always been a voracious reader and with my masters and experience, I look to understand human behavior. From your post your knowledge about your market and your high ethics sets you apart and congratulations to those behaviors.

Good catch on the 90 percent line having no source while the 80/20 one at least has a name behind it. I see the same thing in my corner of real estate: a number gets repeated on the radio or in a seminar until nobody remembers it was never measured. Pareto was describing land ownership in Italy, which is a long way from a sales team in Arizona. Did you keep any of the 500 books, or did the freight win?
Oct 09, 2026 05:44 AM

To answer your question, I paid freight on about 100 non-fiction books and then add in another 150 fiction books.  I still buy hardbound books, usually, non-fiction. Thank you for your comment and enjoy your weekend Steven Hoeke
