It starts when someone says, "We/You can get around that if you..."

"We can get around the income requirements/guidelines, if we...

"You can get around the bank statement requirement, if you...

"We can get around the appraisal, if we..."

When I was studying to take the Real Estate Salesperson's test, the instructor said, "Burn these words into your mind.  If you hear them, they should trigger a strong reaction.  When you hear someone say, 'You can get around that by...,' you are most likely going to hear something that you really don't want to be a part of.'"  I thought that was well put.

High standards are their own reward, I think.

Well put! Most of the time the "you can get around that" comes around and bites these people in the rear. If it wasn't for so many of these "going around" things, we would not have gotten so many failing mortgages and foreclosures out there! So, if you don't want to go down with them, better stay clear of their way of doing business. You save yourself and your customer a lot of headaches.

These are very true words.  They raise the same red flags as when I tell people that "If something sounds too good to be true, then it probably requires further investigation."

This is a timely post based on the one I just read from Mike Mueller.  I think people forget that guidelines are there for a reason, to protect people, sometimes from themselves.

Some people don't know how to budget and as a result should never be homeowners.  Helping them get around is not good for them.

Mike, great to remember. Sometimes it is those tried and true sayings that stick with you and prove to be true. "the first offer is usually the best offer", "10 showings no offer, reduce the price", "whenever I get ready to go out of town I get busy".

Yes. I have had other agents chuckle when I wanted a contract completed properly.   I'm a little anal about blank spaces in the form.

My first broker I worked with in real estate was using this type of language all the time, and everyone else in the office was feeding off of it, like he was the king.  I have to admit that he was and is successful, but I am still not sure how.

I couldn't stand his approach, as it seemed like he didn't care about his clients at all, and was not looking out for their best interest, but only his own.  I had to get out after only about three months, and I have never looked back.

One day he will get his, and I will still be able to sleep at night and raise my children with proper morals and ethics.
