This Salem home has sat on the market for nearly a year. It started out at $179k, was increased to $185 after a new roof and was being reduced to $169k. Frankly did not show well even though it had new carpet, paint and linoleum.
Before the online presence was - well -- bland -- here are the actual photos:
We were hired with a very limited budget. While I was was out buying curtains, the realtor stopped by and took these photos. She was SO delighted and didn't realize that we were not done with the finishing touches of the job. She immediately got them online, and raised the price $5,000 -- much more than the cost of staging! Here are the realtor photos:
This house now has the online presence it needs and an estatic realtor and homeowner! They both could not believe the transformation.
I will post my photos later of the completed job, but want to stress in this post that in this market it is important to attract buyers at all price points. We must keep educating realtors and home owners that the benefits we provide are important not only on custom or model homes, but on investor and starter homes as well!
This home was listed at $169,900 -- perhaps too low for most people to consider staging. We did find furniture that fit the job. It is not high end and we were able to keep the cost down for or clients, but it looked perfect in that home. The "feel" of the home is totally changed! I don't think it will be on the market long!
