Listing or Selling your home can be a chaotic experience for some. But, if you follow these simple guidelines you'll be on the path to success... and sanity.
1. Be Honest with Yourself
When you begin the process of selling your home clearly define why you are selling your home and what things will motivate you sign on the dotted line. Examples of these would be price, time on the market, as is sale, relocating, marketing, fees, and any other factors that are causing you to want to sell your property. I have included a copy of the checklist I give to all of my sellers before we meet.
2. Consult a Professional and Get A Competitive Market Analysis
Some of you may want to sell on your own. However, it is definitely a good a idea to get a Competitive Market Analysis from a licensed real estate agent. Agents have the most access to what similar homes like yours are selling for in the area. Many third party real estate websites have incomplete or dated information on them which may cause you to mis-price your home and completely miss the market. Besides, 90% of FSBO properties end up listing with an agent. This would give you a great opportunity to develop a relationship with someone who would be able to assist you with the process if and when you need help.

3. Before You Hire a Professional Real Estate Agent... Make Sure They Are Professional
I am not bashing Real Estate Agents here, but we are not all created equal.
A Professional Agent Will:
A. Dress Professionally for Your Market... Mostly business dress unless you are in a resort or very relaxed community
B. Will respect your time and be on time. Or will cal if if they are going to be late.
C. Have a written CMA
D. Have a written marketing plan
E. Know what the Internet is and Know How to Use It
F. Be a good listener
G Be a good problem solver
H. Be an Expert in Your Market Place
This seems like a lot to ask, but you are asking someone to handle the most important investment of your life. At the very least, an agent should come prepared with their CMA, and Marketing Plan in writing. If they don't, I would show them the door.
If you follow these steps in the beginning, you will be well on your way to the successful sale of your home.
