STATS for Delaware Beaches

I don't know about you, but I am constantly being asked "What's happening with the market?"  Of course, this is a question that would be answered differently by different agents, depending on where the Realtor conducts business.  In my Coastal Delaware market, the statistics are in.  January through May, 2008, total units sold (condos and single family homes) are down 31% from last year, but the average sales price is only down 2%.  On the other hand, inventory is up 7%.

What does this mean?  As the National Association of Realtors has been saying for months, IT'S A GREAT TIME TO BUY!!  There is more to choose from than ever before, prices are down a bit and reasonable Sellers are realizing that they may need to negotiate a bit in order to get their property sold.  Developers are also offering very attractive incentives for home buyers.

On the flip side, it's not the perfect time to sell but it is still doable.  Present your property in the best light possible by painting, decluttering and maybe even using a staging company.
