Another productive week...I got a new client with a new listing this week.  It is a client I have been doing bpos for about a year with.  I had been following up recently about listings so it was nice one finally came thru.

I got three more houses into contract and am waiting for final approval on two more.  Which is good because my goal is to keep the flow going so I have closings each month.  I have had a month and a half span with no closings.  And that is hard when money is going out for your assistant and getting several properties ready for market.  I have about $20K in expenses outlayed right now that may take 60 days to get returned.  So that puts a cruch on your pocket book!!

My interesting story of the week involves a house we are preparing for market.  This particular client wants the house to be move in ready.  So we are painting, replacing carpet, putting a new stove and some other misc items.  My contractor notices the plumbing pipes that supply the house are cut when he turns on the main supply.  Water is pouring out into the garage.  So he gives me an estimate to fix that problem.  Fixes the supply to the house then finds there are more problems in the house.  Water is coming out from behind the walls and in the closets.  It seems that either from vandalism or a botched plumbing job someone cut several of the pipes.  And he can't estimate the repair cost until he opens the walls.  My clients don't go for time & material type estimates they want concrete answers.  Who knows what the deal is with this house??  It was on the market for a year with another REO agent before I took it over...

The copper pipes have probably been stolen.  It's happening alot with all of the vacant REO's.  I know it's happening in Oakland and Richmond.  I recently learned that the furniture in staged homes are being stolen too.
