Yard Sale Marketing

Today I went out for my usual Yard Sale viewing. I have always worked yard sales

as one of my summer prospecting tools. I have had great success with this in the

past and have closed several deals from yard sales. Well today was a very good

day I picked up 700,000 CMA for a possible listing, 300,000 listing and a buyer

for my land listing.

I have always believed that face to face is the best prospecting we can do. People

need to see you and feel they know a little about you, I don't believe a letter

or phone call can give that personal touch.

I spend time looking at their treasures of couse and buying a few things. I usually wear

my name tag which starts conversations. I visit yard sales within the area of my listings so

they already have seen my signs and ask questions about the listings and the market.

I offer them a free CMA or to show them a listing. Mostly just starting conversations.

I ask if I can leave a few cards with the person having the yard sale incase someone

from out of town mentions looking for a home. Most people will take the cards and several

time people will call to look at property.

It is fun and I get to know my farm area on a casual relaxed manner. Then it just

builds from there. I see them a again in another setting and say hi how was the garage

sale and on and on it goes.

One of those DUH moments! My Mom and Dad stopped at a yard sale years ago. My Mom was interested in a porch swing - the owner said it wasn't for sale but the house was! They bought the home and got the swing!

I never thought to reverse the idea and prospect at garage/yard sales. Thanks for the tip!
