YIKES!! LOST MOTIVATON FOUND TODAY!!

I LOST MY MOTIVATION ABOUT TWO WEEKS AGO AND THANKFULLY FOUND IT TODAY!!

CAUSE:    Two of my long time listings (I grow fond of them after 6 months or so and some become my personal favorites because they are such a challenge) finally received offers and executed contracts with financing contingencies.  The agents for the buyers crossed all the T's and dotted all the I's and we all thought we had a deal! Before we opened the champagne, the underwriters came into the picture.  Cancellations came next...........Oh! What disappoint for the sellers, the buyers, the listing agent, the buyer's agent and the title company (let's not forget them, they need the business, too!).  After much work to hold these deals together and even trying to get some seller financing, alas they went by the wayside.  With no other prospects waiting in the wings, we are now back to square one with these listings and the other 20 or so that I currently carry. 

EFFECT:   The work of selling seems insurmountable not to mention the ongoing marketing costs.  When properties go back on the market, it's like starting from scratch to get them noticed and shown again.  Other agents assume there was an inspection problem or worse. The burden placed on my seller becomes greater as the days pass.  The demands for an immediate sale become greater. There is talk about commission reduction (a big NO NO!) My patience wears thin and I think about the "Q" word. 

OUTCOME:   I worked through the negativity and I took several deep breaths and did what I do best.  I summoned my postive energy and pushed away my negative thoughts, called my owners with a whole new marketing program and I am determined to meet the challenge and SELL everything I have listed.  I got some new price reductions by stating the market conditions (not crying, whining and begging!) and apprising my sellers of their options.  I am back on track and ready to Rock n Roll!  Watch OUT WORLD HERE COMES THE AGENT THAT SELLS!!

So, HOW WAS YOUR DAY???  You can VENT here and I will listen!!  Honestly, I will listen.........

Even I become "crusty" after dealing with stale listings.  I have to make them SING again or drop them!  I prefer singing.  Thanks for your comment.

Our profession is such a rollercoaster ride that I too felt almost derailed.  I trained an agent and split 3 commissions with her even though she did little to nothing,  just to get her on her way.  She decided to leave our smaller firm to go work with a franchise firm.  As she left she said that I only made her $700.00 this was after she had to pay all her dues, business expenses, etc.  It is so difficult for me not to have ill feelings.  I have taken action and steps to correct my negative behavior.  Sharing this with you has helped.  Thanks for reading.

Diane, I had a very wise manager when I was a new agent, and during a week like it sounds like you had, she reminded me that if this job was easy, they wouldn't pay us so much for doing it.  You'll get it done!

I can relate, I have one of those stale listings that received one offer that didn't work out.  Its been really hard for me to focus on it because I feel so frustrated by the lack if interest (we've had good price reductions and everything).

Mary - I know the feeling.  I have trained a few agents in my time and they all want me to pay THEM for the training.  Hello???  Who's doing the work here?  My former broker used to hire rookies and tell them (on their first day) call Diane and get together with her, she'll tell you everything you need to know.  I used to do it!  Crazzzzzy!  No more.  I am too busy trying to earn a living.  If I wanted to train, I'd be a professional trainer and get paid for it!  My coach (yes, I have a coach after 20+ years in the biz) told me to cut back on "charity work".  That little comment stays with me.  Vent here any time!

Patricia - Thanks for your comment.  It's not easy, even when it's easy! 

Stacey-Ann -  I guess it must be my positive outlook, but I had three calls to show the property already this morning!  This is better than an open house.  Last open house I only had 3 people in 3 hours!  Good Luck with your listing!  Find a way to make it SING!  New pix or some new text!  Find 5 reasons that someone should buy this property!

Hi Diane, nope I don't have to vent at all...I feel better just reading yours!  It is a challenge and it doesn't hurt to re-evaluate our sellers positions and our marketing programs.  Nice post.
