real estate pricing in hamilton, nj

I just got back from an appraisal seminar sponsored by the Otteau group.  It was wonderful!  They ran tests in different areas to see what would ultimately benefit sellers more; pricing their homes a little above market value and eventually reducing, or pricing very close to market value.  The homes priced close to market value sold quicker and the sellers got MORE than those who priced too high and later reduced.  This test was not done in Hamilton, NJ, but I think the concept is the same for all Mercer County.  The test results match what I have found in my 20 years in the real estate business in Hamilton Square, Robbinsville, Washington Township and surrounding areas.  I printed out some of their reports to show at listing presentations.  I want my sellers to make their own decision about pricing their home, but I want them to have the information to make the best decision for themselves that they can.

Meg,

I have a client who asked me several months ago about selling.  They followed my advice; painted, cleaned up clutter, etc.  They also listened to me about setting a price, and it looks like after a very short time on the market they may have buyers bidding on their home.  I am going to print out the before and after photos of their home, and the CMA info I used to help them decide on a price, and perhaps make it a part of my listing presentation.  I have plenty of clients who didn't listen to me, priced their homes too high, and the home sat many many months on the market until sufficient reductions were made.

 

I actually don't mind at all if people don't want  to take my advice; it's their home, they can ask whatever they want for it.  But what drives me crazy is I've had clients not listen to my advice, then get angry with me when their plan didn't work out!!  How is that possible?!
