I did my first vacant staging!!

This is my first vacant staged home!  The home is only a couple years old so everything is still fresh and almost new!!  With shopping, scrambling to gather furniture & accessories, then putting it all together it took me about 25 hours.. now I know better what to expect so hopefully it won't take as much time next time!

 

                  

The bamboo and wicker pieces I used went perfectly with the bamboo shades, it seemed to bring everything together nicely.

           

I used the curtains left in the master suite for these shower curtains, they matched perfectly!

 The little black and white photo I used in this bathroom is my Daughter (right) and my Son's girlfriend (left).  This picture is so cute I also have it framed in my bathroom!  They were spending the evening doing facials etc. and taking lot's of pictures!  Love those two!  Reminds me of pictures from the 40's & 50's!!

Dear Readers,

This is my house. JoLynn did a fantastic job, was incredibly nice and I couldn't be happier. I actually was a little depressed when I saw the things she had done, because I wanted to move back in! I can't believe how great the master drapes work in the bathroom! It makes a standard bathroom look fantastic, which I was convinced wasnt possible. I'm going to to that in our new house!

JoLynn - great job!  I love that you were able to re-use the bedroom drapes as shower curtains -very creative.  You obviously have a very happy client.  It's so nice that the homeowner took the time to comment on your blog!

JoLynn, I wanted to take the time to say how well you did on your first vacant. You made it look warm and inviting. Good choice on accessories and the shower curtain really upgrades the standard bathroom.

I don't do the wine etc. on the bed though as some think it is too contrived but you will hear opinions on both sides of the fence on that one.

Hours for one person to stage for a property up to 2500 square feet

1 hour to choose staging items and load van

drive time to job

6 -7 hours to stage

15 minutes to unload unused items back into inventory

drive back to destage

1 - 1.5 hours to destage

Hope that helps when you are pricing the next job.

Charlene,  Funny thing about the curtains is I had my assistant take them down, they were just piled on the floor when I looked at them and the idea hit me!  Sometimes my ideas don't work but this one did!  Yes my client is very happy and so nice to have left a comment, thank you for yours!

 Michelle,  Thank you for the great time tips!  As for the wine on the bed I would have never thought of it being to contrived, naive me, I just see it often and thought it looked nice, haha!!  Maybe next time I will use tea cups!!!

How does it Feel?  You did an excellent job.  I like the orchids in the bathroom.  I have been deciding whether to use that or some tall vases/glass urns with soaps, and washcloths inside.

Michelle,  It feels great and thank you!  I had jars ready to use but liked the orchid there better.  I used two of the jars at the end of the tub and another in the kitchen!

Wonderful job!  Yes - it always takes me longer than I would like also -- but it does get faster!  Sometimes shopping for those just right curtains, etc can kill your time budget!  Do post when it gets sold -- I bet it's soon!  Best wishes for more vacants!  They are wonderful fun!

JoLynn - you did a fantastic job!  We're still figuring out that timing thing as well - it's all a learning experience, sometimes for the good and sometimes for the not so good.  I love vacants as well.  Kind of like playing house when we were children!

Welcome to the vacant staging category. it's a whole different ball game than the occupieds. I happen to love them both and keep very busy doing 78% of my work in vacants and the rest in occupieds. 25 hours oh my!!!

I can see how the homes properly staged will sell faster, but we have a totally different method of getting hundreds of lookers through a house. We conduct estate liquidation sales for heirs, executors, attorneys and individuals. We discovered that a house contents sale puts hundreds more people through the house than a traditional open house. We ask the brokers to attend the sale and take names. Almost every person coming to the sale, either wants to buy the house or knows someone who is looking. See our website: http://www.RhodeIslandEstateSales.com At the end of each sale we have the property cleaned out and swept by a local clean up crew of veterans who do the dump run and donate any leftover usable stuff to furnish new living quarters for homeless veterans. See their website: http://www.TrashCleanouts.com  We have expanded on this very successful method for flooding the house with people and now fill up empty homes with stuff and run a staged sale. Consider this messy but worthwhile concept!
