Things are funny sometimes. I was getting ready to write an entry about listing inspections, when I got a bit side tracked. I was reading another blog on here about home inspectors. Lots and lots of opinions. Both Realtors and inspectors making their respective points. Being a licensed NJ inspector myself. I must admit that I may be a bit biased. It started me thinking about posting some comments about inspection procedures and why we sometimes say and write the things we do. Then I realized that so much of the confusion can be avoided by having a listing inspection done. I understand that having a listing inspection done before a buyer comes to see the house may not be the norm in NJ. But how many agents have had a deal fall through at the 11th hour. I would love to hear the horror stories. It dosen't even matter if the inspector went beyond his scope of work, or that the seller is being hard headed, or that the buyer wants way too much. All of that can be avoided up front by having a listing inspection done. Home inspectors and agents need to start getting on the same page. We can help each other out in so many ways. We can market each other's services, while growing our business' together. And the end result......Buyers and sellers getting quality service from our respective industries. John - No horror stories here - we have a listing inspection on each and every listing we take - resale or "new" construction.  For us it's a MUST!
